Schenectady Mayor Gary McCarthy announced the home sale figures during a news conference Friday morning outside a Helderberg Avenue house that was recently sold to a Schenectady resident.  

“Improving home occupancy rates helps improve our neighborhoods,” McCarthy     said. “The HOMES program helps to improve quality of life in the city.”  

The two-family residence at 955 Helderberg Ave. was recently sold to Everado Sosa-Mendoza through the city’s Home Ownership Made Easy in Schenectady program, which provides assistance to first-time homebuyers.  

Sosa-Mendoza, who runs a Mexican grocery store and restaurant called La Mexicana on State Street, will be moving into the home soon with his wife and four children. They now live on Crane Street.  
  
Sosa-Mendoza said the process of purchasing the home was easy with the help of Realtor Vicki Fobare, of Sterling Homes, who is a partner of the HOMES program.  

“It was simple and I chose the house,” he said. “I think this is a much better area because it is close to Rotterdam. It’s good, I’m happy.”  

He added that the house, assessed at $100,900, needs some repairs that will probably take about six weeks. Then he and his family will be ready to move in.

Obviously the mayor and his cronies are not investigating enough.



First this guy owned a house in Rotterdam, it was foreclosed upon:






Then notice in the Gazette article, it says they currently live on Crane St.  Here is an excerpt of the deed when they purchased the apartment building they own and live in on Crane St, again, in Rotterdam (and notice at the top of the image it has handwritten 1759 State St - that is the location of that La Mexicana referenced in the Gazette story that the guy owns:





And here, you see, in this image from official records, for those who don't know how to read a deed, here is the plain language.  He bought the place in Rotterdam for $140,000:  





"First time homebuyers"    ROFLMAO.  Such incompetence by the mayor and his crony mortgage people (in addition to his crony realtors0.   So very important to pass along the real FACTS.

you can still buy a home.
there is life after foreclosure/bankruptcy.

Well, sure, you can buy a house (after a foreclosure) if you can pay cash for it in full without having to apply (and get denied) for credit.  No mortgage on the Crane St property that he bought AND STILL OWNS.

And buying the place in the city, well, obviously the mayor is in such a state of extreme, over-the-top, desperation to get people to buy houses in the city, maybe he is using tax money to pay off the banks to approve what might be otherwise risky mortgages.  

What I don't understand is the mayor has these programs for FIRST TIME homebuyers, then how does someone who is a third time homebuyer get approved as a first time home buyer.

I just told you...........it depends on the bank.

If you own rental property and don't live there.....the next house you buy that you plan to live in is considered  your first home.

and again.......it depends on the bank.

There are some banks that won't take cash to pay your mortgage too.

it's up to the bank.

wonder how many ROTTENdam folks, who own a few properties....get a star exemption on all of them.

it's the nationally corrupt system that we live in and have for decades.

we are talking nickels and dimes at the local level, as compared to the millions/billions of tax dollars going to the corporate friends and family club on a national level.

I own multiple homes in Rottendam and was only allowed the exemption on one property, but I am of course not part of the friends and family club.

Jot down the names of those you suspect, then go look it up on the town's website.  Save the images and post them here.



And in the city of Schenectady, remember a certain city couple who double dipped on the STAR exemption?

Remember a certain city couple who faithfully pays their taxes on time in the house they own in Sawyer Frederick's town?

Remember Queen Leesa looking to get legislation to get tax penalties reduced?  (We know who Queenie was trying to take care of)


I don't think I have to include the name and address of the couple in question, but we all know they belong to the city's friends and family club.
