The city does not keep a record of the private properties sold through the HOMES program, but Mayor Gary McCarthy said he believes nearly 100 percent of them have sold.
“It’s hard to track the specific houses that end up on that open house list compared to the overall market,” McCarthy said. “Almost every house that has been on the HOMES list has been sold.

There were 77 houses in the taxpayer funded gala bus tours in 2014 (and 20 appeared multiple times).

There were 23 houses that actually sold, NO WHERE NEAR 100%!!! Rather the TRUTH is that only a paltry 30% of the houses (in 2014)the mayor tried to sell actually sold!
Only 5 sold for more than the assessment value, which means 18 had sold below what the city assesses them for (most SUBSTANTIALLY below), thus houses are grossly overassessed.
Eight homeowners bought their houses less than 10 years ago and already decided to flee this city, put their houses up for sale; and only 3 received a return on their investment and only very very small return at that, the rest lost money on living in the city.

Houses in 2014 that owners gave up, no longer offered for sale
There are 31 houses the owners have given up and removed the listings. Out of these 31 houses, the most recent, i.e., reduced, asking price on more than two-thirds of the houses was a substantial amount below the assessment value and their houses STILL wouldn’t sell
Based on the empty houses, one-third of these 31 who tried to sell have already fled the city (some have been made available as rentals)
Then 14 homeowners had bought their houses less than 10 years ago and 7 of them already reduced their asking price to an amount below what they purchased their houses for, proving again the current leadership has caused people to lose money on living in the city. The other 7 gave up trying to sell before their asking price fell below what they bought their homes for.

There are 23 still listed and 5 of them have appeared multiple times on the tour. Of those 5, one has been listed for a whopping three years, two of them for about 2 ½ years, and another just shy of 2 years.
And LOOK!!! All but two have current asking prices WAY WAY WAY BELOW the assessment amounts AND STILL NO ONE WANTS TO BUY!!!!!

In return for the mayor increasing the taxes (forcing homeowners to pay the taxes of his cronies), the mayor is cutting ESSENTIAL SERVICES to the homeowners by failing to plow snow, failing to keep streets paved, cutting police, and cutting the absolutely essential service of failing to keep the assessments current! He claims there is no money to a reassessment, but how come there IS money for the handouts to his cronies?

Street conditions, came up Brandywine from 890 to Bradley, horrible condition, some real wheel busters. From there on I believe it was one of the skimmed over streets, that wasn't bad. I did notice the crosswalk at Watt and 7, crossing Watt, had been filled in with blacktop. I'm sure other cities have issues with roads, however we live and pay taxes here. Highways around here aren't no bonus, when your cd player starts skipping, it's bumpy. Pretty much radio only in the city.

Yes, the tax RATE will increase with a reassessment assuming most reassessments go down, which of course they will because the city/co/plex leadership have caused MASSIVE DROP in property values.
But a reassessment is an ABSOLUTE NECESSITY because the current situation is:
-- the rich political cronies are exempt from paying their FULL share (their FAIR share) of taxes. -- businesses can more easily afford to pay an attorney to fight their assessment (business expense that can probably be deducted, and if really necessary they can increases costs to get the revenue they need to pay for an attorney. Homeowners do not have that luxury -- When these businesses, like the one downtown that paid their fancy schmancy expensive attorneys to get their assessment reduced from a whopping $1.6 MILLION to just under $300,000, get these humongous reductions, it shifts that tax burden onto the financially struggling homeowners. -- Some people have the knowledge to go to SCAR, be so extremely detailed that they win, but again, when two identical houses are assessed for $100,000 and they pay exactly the same in taxes, and one homeowner grieves and gets reduced to $70,000, then the one who does not grieve pays more than their fair share of taxes and the one that did grieve is paying less than their fair share.
But here in Rotterdam, prior to the last assessment, we had a tax rate of around $300 per thousand (I'd actually have to look at the old tax bills to tell you exactly and compare them with what they are today). However that was because the town assessed at partial value instead of full value; and that is a different than what the city is having.
