A lift for listings
City’s marketing effort appears to be paying dividends
BY HALEY VICCARO Gazette Reporter Local real estate agents say Schenectady’s home ownership program is helping them to sell homes in the city, and statistics show it appears to be working. ...
The number of homes sold in the city has increased slightly since 2011, around the time the program was first getting started. That year, 271 homes were sold. In 2014, 292 homes were sold, according to statistics by the Greater Capital Association of Realtors.
But here is the truth:But look, below, at the REAL numbers report by the Greater Capital Assoc of Realtors as opposed to the numbers that the mayor and one or more of his cronies reported. The info in the box outlined in green is my summarizing the numbers from the realtors' numbers. Just pay attention to the "year to date" numbers. I didn't have the report pages for 2011 or 2013 but still the realtors group posts the "year to date" numbers for each of the four years that the mayor and his cronies use: |

First of all, high taxes are an issue in ALL of New York State (compared to other states). However, the FACT is that taxes in Schenectady are higher than anywhere, you can buy a similar house outside of Schenectady, in any of the surrounding cities or towns, the taxes will be SUBSTANTIALLY lower AND the value of the home outside of Schenectady will be increasing while the value of homes in the city are decreasing--decreasing to the point that people are underwater on their mortgages! |

ROFL The house at 1700 Guilderland Ave has been for sale for way over one year, it has been for sale for 2 1/2 years!!!! it has been for sale since Sept 22, 2012 when it was listed under MLS # 201221697. In fact, this house at 1700 Guilderland Ave was listed in the mayor's taxpayer funded gala bus tour in January of 2013!!!! And multiple times after that! |

Now check these FACTS about 1700 Guilderland Ave:
Assessed for $143,600
Listed for sale 9/11/12 asking $149,900
Several price reductions, no willing buyers
No willing buyers and so in September 2013 the asking price was reduced to $119,000
No willing buyers and so in November 2013 the asking price was reduced to $114,000
No willing buyers and so in January 2014 the asking price was reduced to $99,900
No willing buyers and so in May 2014 the owner goes in front of the mayor's tax deadbeat Mary on the Board of Assessment who along with the rest of the mayor's cronies, reduces the assessment to only $123,000, still WELL ABOVE the price that NO ONE is willing to pay.
No willing buyers and so in October 2014 the asking price was reduced to $89,500
And here it is now a whopping four months later and STILL NO WILLING BUYERS!!!!
Note that it is the mayor's city favored political crony real estate firm, Prudential, that is listing this house, the employer of tax deadbeat Mary D who renders decision on the assessment value of this house!
No problem? Cronyism at it's best. "Working together works" ???????? Still looking for ANYONE to provide a list of how things are working for the good in the city, other than the good for the millionaires downtown and all the political cronies of the city/co/plex dems

I don't live in the city of Schenectaday....never did....never would....if I did i'd move the hell out! nor do I applaud anyone buying ANYTHING in the city of Schenectady. (stupid is as stupid does) I don't EVER go into the city of Schenectady unless I have to for business or medical reasons. (ellis hosp) between the poorly kept roads, traffic and crime....it's a white knuckle ride. Nor do I subscribe or read the piece of rag...the gazetto.
