Once again, Schenectady is the ONLY city that is seeing a reduction in BOTH home sales AND home sale prices.
And the mayor and his cronies and the TAX DELINQUENT Mary Mary keeps saying "oh we have so many contracts" in the mayors taxpayer funded real estate "business."
If there are "oh so many" contracts, then WHY do he sales fall month after month after month after month?
How come the cheerleaders won't answer that question? Oh what oh what do the cheerleaders say, oh where oh where have they gone?
The Voices Full of Poop always perfect a disappearing act when confronted with the facts which are supported with EVIDENCE.

M/C is there a typo in the sales? I've recently begun watching the real estate market more closely again. There is a house on Grand Boulevard, a large colonial. The price has been dropped, the first price was something of a bubble price I guess, but what is notable to me is that the taxes for the house are almost $8,000. Does that sound like a lot? That house on Glenwood that took so long to sell, weren't those taxes a similar amount? The colonial on Grand Boulevard is in Niskayuna, and it is quite an imposing piece of real estate. What's the selling point in the city? You too can afford to get yourself on the hook for eight grand, subject to change on a yearly basis? For those who like to say you get more for your taxes in the city, once again I'd like to remind everyone that that is not true. We DON"T get a trash pickup included in our taxes, and the infrastructure that is supposed to be maintained for us is in dismal condition. Go up to the twelve hundred block of Garner Avenue, see the beautifully maintained historic kit homes, then look at the condition of the pavement on that block. The city is not giving the taxpayers what they pay for.
Ah, yep. "...then WHY dothe sales fall month ...."

Hey Madam, the TU House of the Week is in Princetown, it's in excess of 3,000 square feet on about an acre. The current asking price is just over a half million, the full market value per the assessment roll is $411,000. In the taxes on the house is $11,500.
In Schenectady the ALLEGED RENAISSANCE city, it's typical that a massively smaller house with far less land, and with a market value of $150,000 very likely would pay $11,000+ in taxes.
Remember Erikson's Wendell Ave house. It's full market value is only a paltry $147,000 and the taxes were over $8,000 and it was listed for sale in 2011 and sat for sale with numerous asking price reductions over a period a whopping three years !!!!!!!!
And those cheerleaders claiming the city is in a renaissance, notice how they NEVER address the FACTS.

L4L, It's on the Realty USA site plus some other ones, I'm not sure what site I was quoted the taxes from. The number is 2195. It wouldn't be the first time the tax information was incomplete or inaccurate on a realty website, but you really do get more house for the same tax hit in Niskayuna. Cic, I am not comparing with bygone times or other places, I'm merely pointing out that in Schenectady we pay for services that go undone. Maybe in Princetown or someplace people might think they pay too much or believe what they get isn't good enough, but I gave an example of the twelve hundred block of Garner Avenue. There is no excuse for the condition of the pavement there.
Not sure if Madam is talking about 2195 Grand Blvd. Yes, the taxes would include school taxes.
So let us compare
2195 Grand Blvd 5 bedrooms 2 full bath, 2 half bath 2,272 sq foot living space lot size about 4,500 Market value = $265,000 Taxes $7,886
1077 Glenwood Blvd 5 bedrooms 2 full bath, one half bath 2,576 sq ft living space lot size about 6,680 Market value based on sales price $101,000 (listed for sale for a whopping two years) Taxes in 2013 $8,817
Houses in Niskayuna increase in value Houses in Schenectady city fall in value

So true.
But remember, the taxpayers have to make sure that the pavement--where the tax exempt millionaires have their businesses--are kept up faithfully. I'd bet that as time goes on, State St and Erie Blvd (the new section) will get almost get repaved anytime a pebble of asphalt comes out. In the neighborhoods where the taxpayers live will be lucky to have their streets paved once in 25 years, maybe longer.
