          The only "Green Rennaissance" Rottendam is leading in is shuffling the tax money to the RPD and the friends and family!  I know this developer, and he told me over a year ago the project would get approved because of the tax revenue, again all about money.  What happened to the approved 420 garden apartments at the Rott. Rep. Club?  And didn't Long Pond have a request in for expansion, they can't even fill their units!  It's all MFH which Rottendam is the poster child for.  Yeah, net zero sounds interesting, but it is 100% the developer, the Town is just waiting for their check to be cut!

$1435 for a 1000 sq ft two bedroom? Even with utilities and cable, its not a huge bargain....

I guess I shouldn't have a problem renting my 3 bedroom cape for $1400 plus utils once I move to the GSL in a few years...

Also...Does this complex have AC for the summer?

If so, I find it hard to believe that the meter will be spinning backyards during the summer....AC requires more electricity than any other heating method besides raw electric...

Newer heat and A/C units are really more efficient than ever. My summer bills with A/C running are lower
than my winter bills for heat.  A/C is electric; heat is Gas...so would have thought heat would be lower than A/C,
but in my case it's opposite. Had new A/C unit installed 2 yrs ago with high SEER rating.

          Developer may be using geothermal technology for cooling, and heating.

It would be interesting to see if they do that. I've looked into it before
and have been told Northeast is not a great candidate. Best locations
appear to be out west. Not saying it can't be done, but would like to see
if they can make it happen (if they go this route).

You can't compare the two since you use gas for heat and obviously electric for AC...the only electricity needed for heating is to run the blower and some electronics....I run the same...

I put in a 95% efficiency furnace about 7 years ago and a new AC unit last summer..I have gas for my water heater as well... My combined winter gas and electric bill is always more than my summer one... Both bills dropped when the new units were installed, but not dramatically so...That's probably a product of sub-state of art insulation than anything else. The previous owner sealed up everything with sheetrock, so any improvement in insulation would be a major project...something that I would not tackle at this point as I'm only going to be in the house another 5-7 years... No ROI to make it worth it.

There are a TON of seniors who can/don't want to maintain their homes anymore.

And there really are seniors that have $$$$$ WITHOUT taxpayer paid pensions!
