Of course you believe state licensing assures you of a person's capabilities.  Without the states stamp of approval, how the hell can you assure somebody is capable?  Checking references would be too difficult.  I hate looking for babysitters for my kids because I always have to check references.  Only if babysitters required state licenses, then I could just ask for proof of a state licence and never have to do a reference check myself.

Yer kidding right?  You rely on state licenses and not references for quality of work?  If I was going to have a house built, their are builders I would use and builders I would NEVER USE.  Why would I not use certain builders?  Because the reputation of their work sucks. And guess what, they are all licensed to contract.

Good luck with using state licensing as your reference for selecting contractors.  Hope it works for you.

That's too bad. You choose to add to your costs for no reason IMO.  I'll take a retired contractor that doesn't have a licence anymore, with 40 years of proven success - licence or no licence. - don't matter.  I'll take experience over some bullshit licence any day.  As far as insurance...depends on the price of the job.

I would trust a state license.  References have to be taken with "grain of salt" depending on who provides the list of references.  The contractor is not going to provide the names of references that he or she had "problems" with.

I need permission from the government to build on my own property?  Thanks for the heads up.  I always bought into that "freedom" stuff.  I didn't think permission to build on my property would be needed in a free society.

I really don't see the difference between residential and commercial development.  If I was a developer and was building high rises that needed elevators, I don't know why I would depend on a license for choosing a contractor instead of references and reputation.  It is still in my best interest to hire the best contractor at the best price to install an elevator.  I don't understand why a person would hire a contractor that does shoddy work, if the building is going to be open to the public.  If you do that, then if there is a problem with the elevator, it is you as the developer and the contractor that gets the bad reputation and risks going out of business.

On your last sentence.  How do you trust the most corrupt government in the US with regulating a Casino?  The New York State government operates through backroom hanky panky, sneaky money stuff.  That's business as usual.
