"This won't last- spacious ranch w/deck overlooking ....maintenance free exterior....."


You have to "love" that comment (in bold) about a house for sale, it was on Mc's tour last month.  The comment abut "it won't last" is just too funny.  

The house was listed July 2, 2012.  Yes, a few weeks shy of two years!   But "it wont' last."   A total of nine (9) price reductions.   One more reduction in the amount of $5,000 will have the asking price cut in half from it's original asking price, AND a reduction of $6,000 will result in the asking price being just shy of half of it's assessed value.   Think about that!  A buyer who buys it will pay twice the taxes it should, will have taxes calculated on twice the value of the house


But I guess we shouldn't be negative   It's better to turn away, pretend this drastic reduction in home values is not occurring, and just be happy that the downtown rich are exempt from taxes and get richer.  Houses are not selling in the city, Shhhh, don't tell anyone.  Pretend it doesn't exist, and don't do anything to fix such a problem.

Oh, at risk of appearing that I don't post evidence of the things I say, here is part of the ad - see at the bottom where the read arrow is.

Wondering who lies more.  DV or the realtors.   "This won't last"   In other words it will sell fast       Yep, listed 7/2/12 - two years ago, it really sold fast, didn't it.  ROFLMAO

By the way, this house is in Denise Brucker's old neighborhood, nothing that her house has not sold yet either after one year!


By the way, last year it was listed under MLS # 201333049.  Since the realtors want to deceive prospective buyers, they eliminated that MLS# and now it's listed as 201401083

Another thing that occurred to me.  IF, IF someone buys this house for $60,000, then that is roughly the market value of the house.  

Think of it this way, a house in Schenectady valued at $60,000 and the annual tax bill would be about $5,400 per year!!!!!    

Evidence of the such a high tax bill follow:

School taxes - bill is online, quarterly payments are $596 each, that equals $2,384
County taxes, tax rate is $7.15 per, and based on taxed value of 107,900, that totals $775
City tax rate in 2013 was $13.58 so that is $1,465    (does anyone have their city tax bill for this year that shows the rate?)
Then the trash tax for this year is $218 for a one family.

Now, the water and sewer charge, I don't know, the city NEVER divulges to the taxpayers the breakdown of these charges however, I did have the breakdown from 2011

This house as lot size width of 60' so that "spiget fee" is tripled
Official records say there is one bathroom, and that's what the photos show so tub/shower combo
There does not seem to be a separate shower stall
And it appears one toilet

So the cost of the water and sewer fees would be as totaled here

Total                    $ 5,320
  


And actually, it is higher because the water and sewer fees are calculated based on what they were in 2011, surely they have gone up some.  The school tax bill is amount for the school tax year of 2013-14 which ends on June 30 this year and so tax increase will push that up.  And the city tax rate, I believe is from 2013 so that could be higher.

Now, the clincher I just found out.  Whoever buys this house will be paying delinquent taxes too!   I can't speak for the 2014 city/county tax bill or the 2013 tax bill.  But the 2013-14 school tax bill has NOT been paid and with penalties as of right now, the total owed is $2,561.  It's not known if the taxes for 2012-13 have been paid!


So now WHO is interested in buying this house?   The city will probably own it before a private person does!

Wow, if that house, in that neighborhood is only going for $60,000 than I am really scared what my house would go for. We have a tiny bungalow in Mont Pleasant.

Wonder if a former MP resident who was for a time active in some MP neighborhood or merchants group can provide an answer.


Being a bit funny, but in all honesty, it's not funny.   It's not funny what the dem leadership has done to the city in the past 10 years!

Chances are it won't sell and if it does expect to only get half, if that of your asking price.

It's privately owned, just a woman (not a man and a woman).  

But with the back taxes, known at least for the school district that has not been paid in the past year, I'll guess that it won't be privately owned for long.

I swear I read something today that someone said there will be more good news in the city over the summer

I just looked at the house online it's a decent house, then I look at mine I'm really screwed  

My daughter lives in woodlawn and they will be putting their house on the market in the near future, they want to get out of Sch'dy. I keep telling my
SIL it might take a while to sell but I don't think he believes me.
