The tentative 2014 assessment roll for the city has been published.



Once again is FALLING




The number of TAXABLE parcels in 2013 final assessment roll was 19,162
The number of TAXABLE parcels in 2014 final assessment roll is 19,094
The number of TAXABLE parcels has FALLEN by 68.



The number of WHOLLY EXEMPT parcels in 2013 final assessment roll was 1,207
The number of WHOLLY EXEMPT  parcels in 2014 final assessment roll   is 1,263
The number of WHOLLY EXEMPT  parcels has INCREASED by 56.




The TAXABLE value of property in 2013 was  $2,489,128,826
The TAXABLE value of property in 2014    is  $2,476,602,338


The CITY TAX BASE HAS FALLEN BY  $12,526,488





Now, in the words of our "beloved" fellow board member, Mr DV, the ACTUAL, UNAVOIDABLE, INCONTROVERTIBLE TRUTH....


The ACTUAL, UNAVOIDABLE, INCONTROVERTIBLE TRUTH is that there WILL be many homeowners grieving their assessments this coming assessment season and while they will lose at the board of assessment level, the homeowners WILL WIN REDUCTIONS at the SCAR level!!!!     Additionally there WILL be other property owners who will lose a the board level however they WILL SUE the city and they WILL WIN REDUCDTIONS at the Tax Certorari  level.



When all is said and done, the final result will be an even greater reduction  of the tax base, greater than the $12,526,488
shown above.



The above information is NOT "nayboob" information but rather OFFICIAL FACTUAL information posted not to "be negative" but rather to state OFFICIAL FACTUAL TRUTHS so that all homeowners and residents will be informed of the truth and not be told lies by the majority party in power.

These OFFICIAL FAcTS are posted so that all people may be see the truthful results of the wild uncontrolled spending of the TAXPAYERS' money on downtown and the results of city/co/plex leaders taking money from the taxpayers and giving it out to the likes of the multimillionaires such as Galesi, Paul Mitchell, the Hilton family, Mallozzi, Marcella, King Phillip, etc.


Further, these OFFICIAL TRUTHFUL FACTS are provided so that all can look at the fancy schmancy buildings downtown --all done/built/remodeled at taxpayer expense--and compare it  (downtown) with the blight that is spreading like wildfire throughout most of the city's neighborhoods -- the neighbors where people live, the neighborhoods where the beneficiaries of taxpayers' money refuse to live in.  The beneficiaries (Galesi, Imelt, Paul Mitchell, Malllozzi, Marcella, King Philip, etc) of the tax money wouldn't even DREAM of actually residing IN the city -- not by homeownership NOR by being a renter!


An additional FACT is that many city department heads and high paid employees REFUSE to live IN the city, and it is FACT that the mayor and his dems on the council REFUSE to order them to live IN the city and pay the taxes from which they derive benefit!

The is initial post above is helped along with some clarification.

First of all, since this IS public information, you CAN go an view the assessment rolls yourself and see the numbers.


Second, the reduction indicated is actually less than the true reduction of property values in the city.  The reason is because most of the reductions result from the relatively few people over all who take the time to grieve.  Many homeowners do not even know that they can grieve.  Others might look at the roll and see the "full market value" and believe that the city is telling them the truth and they don't bother to confirm the values by comparing actual sale prices with the market values as claimed by the city.

So, in other words, if the assessment roll was comprised of only three houses, each assessed for $100,000 and one person grieved and the others did not, this could be the potential result.

House A, owner purchases house for $75,000 but does not grieve the assessment.
House B, owner grieves his assessment based on sales price of House A, and wins reduction to $75,000

The assessment roll last year would show a total value of $300,000 and the assessment roll this year would show a total value of $275,000.  So we might say there was a reduction in property value of $25,000 since last year.  However, each house is really only worth $75,000 so the true value of property in this community of three houses is really only $225,000, a reduction total of $75,000.  But the roll value only went down by $25,000 because two homeowners were either not intelligent enough to grieve or they didn't want to take the time or spend the money to grieve.


House C, owner does nothing

my house is assessed at 51,000
on the new tentative roll the market value is 41,463

And the important thing to realize is that you are still paying taxes based on $51,000.

If you look at last year's tax roll, the 2013, you will see assessment value as 51,000 but you will see the "market value" being higher than the $41,463 to see this year.

And in 2012, the assessment is %51,000 but your "full market value" is even higher than in 2013.


So Year X (probably 2011) your assessment value was $51,000 and your tax BILL was calculated by "tax rate x $51,000 = tax BILL.

Om 2012 when your "full market value" tweaked down a bit, your tax BILL for 2013 was calculated by "tax rate x $51,000 = tax BILL.  (and remember, in 2013 the tax RATE was higher than in 2012).

Om 2013 when your "full market value" was lowered even more, but your tax BILL for 2014  was calculated by "tax rate x $51,000 = tax BILL.  (and remember, in 2014 the tax RATE was higher than in 2013).

Om this 2014 you see your "full market value" was lowered even more down to $41,463, but when you get your city tax bill for 2015, that tax BILL will calculated by "tax rate x $51,000 = tax BILL.  (and remember, in 2015 the tax RATE will higher than it is for this 2014 tax year).

And as I mentioned the term "tax RATE" in the calculation of the tax BILL, the RATE also increases for the county tax AND the school tax as well.  

Under the this past decade of dem leadership ALL tax RATES have increased EVEY year (and I defy anyone to state otherwise AND present the evidence... Eh-hem     )  ).



That all said, it also needs to be understand that your house is probably REALLY and FACTUALLY worth less than the $41,463 that the city "claims" it is worth because that "market value" amount is just a number created from a mathematical calculation using an equalization rate which is an alleged average number based on sales.   But we all know, and it has been proven, that the market values are far less than the amounts derived from the calculations using the equalization rate.

Wonder how much more the tax base fell after this afternoon's shooting,  Thank goodness no one was hurt, but the time of day and in a residential neighborhood, it could have been a child getting off of a school bus.

But, let's make sure all the tax money is spent on downtown.  It's really helping make the city a great safe place to live, huh?

When a home's value falls to a certain point, the owner will stop paying taxes for 3 years or more while collecting rent.

Often this will bring in more money than you could sell it for.

Taxes alone will save the owner thousands per year and depending on the rent the owner can extract another 20-30 thousand in rent.

As taxes climb and cost of living rises, the option to stop paying taxes and rent becomes more economically sensible than trying to sell.
