I can't believe this I am furious. I have heard that if McLanes Warehouse does go in at rt/7, Becker location, it will require the Schalmont High school and Middle school to be under the emergency evacuation area (due to ammonia quanities), and that location will have to add an EXIT. The current setup does not provide enough entrance and exit for such an emergency. Who pays for this added EXIT, The taxpayers of course - school taxes. So McClanes gets a tax break, the residents taxes go up, Great job Rotterdam this really was a great business for you to bring in ... NOT. I am just appalled at how negligent Rotterdam has been with this project.

The Price Chopper warehouse and the freezer that is located in the industrial park are both ammonia. They aren't that far away from these schools. Does PILOT have any ammonia in it's refrigeration systems? What's the panic now?
And as a side note................that high school should have had an emergency exit ANY WAY!!! One ent/exit is not very smart....imho
And last time MClanes wanted to come in to ROTTENdam.....and if memory serves me.....part of the property was in Princetown. Is that still the case? If it is........BOTH municipalities have to give their stamp of approval.....yes?.....no?

Although I was once hospitalized from a serious accidental freon exposure, I will say that I would still rather work on a freon system than on anhydrous ammonia. Freon doesn't have the massively nasty smell like ammonia.

then companies had to register (in lbs) all the freon they had in use....then report (in lbs) how much escaped into the air....thenthe cost of freon went up....then companies had to pay a fine/tax/fee for all freon that escaped into the air. then companies were given tax credits if they switched....blah blah blah
....so in all actuality ammonia has been the main source for AT LEAST a decade or two. And I'm not saying ammonia ain't dangerous.....wasn't the warehouse that blew up in texas a while back because of the ammonia?

Although PC also has a refridgerated warehouse, with ammonia, the school is not within distance to require the emergency procedures. The McLanes location is closer to the school than PC warehouse. I believe Pede's Brothers location had an accident with ammonia a few years back that required some evacuation. This is just ridiculous that they would purposely place this place in a location that is so close to a lot of population. Don't they usually try to locate these types of places away from neighborhoods and schools? I know the Walmart warehouse seems like its in the middle of nowhere.... Just seems plain STUPID to me. And yes they school probably does need another exit, BUT for this type of emergency the point is to remove the children AWAY QUICKLY. Even in the case of fire the kids could evacuate to the fields and walk and such, but with ammonia I believe the point is to exit the area fast and the fields won't cut it. I think the exit is proposed for the type of evacuation this would require.
altho I agree rott123......there are many many many folks that would be effected by price chopper warehouse. Not only the homes on dunnsville, but also all of the folks who work at the warehouse AND the rotterderdam industrial park.
lets face it.....ammonia, freon, gas, oil, battery acid......everything is toxic!!

actually im not really sure how much air condition the schools have .... but in any case the point would be its a very small fraction compared to what McClanes would have....I believe its 8 to 10 thousands lbs. Much bigger scale makes it more dangerous and a better chance of widespread. And I do agree the workers and areas around would need to evacauated they would definately be affected, but the why include a school in this scenario?

From what I recall, the project was initially an illegal "spot zone" by the Reps. People who bought high priced homes especially in Country Walk were unaware of the change of zone from agricultural to light industrial, many came from outside Rotterdam.
I don't think the amount of ammonia was ever disclosed during the Rotterdam hearings, no one had any idea how much. Apparently Princetown discovered this while performing their "due diligence". Rott. Planning Comm. never new, but then again, they never asked either.
Subsequent to the rezone, Rottendam approves more residential housing right across the street from the project on Feuz rd. Negligent in not maintaining any kind of buffer from industrial. One spot zone on top of another, Comp Plan????
School finds out they might be impacted depending on size of leak. Never had this type of risk before. Administrators charged with student safety, they don't like the scenario of attempting a mass evacuation over very little time. Difference from industrial park is that schools are downwind of project, buses are not on-site, and a school by its nature concentrates people in a small area which is why you don't select areas around them or hospitals or nursing homes.
This is nothing new or unusual, it is the typical Rottendam FUBAR! Don't live in the area, but don't blame property owners or the school for their feelings. Only bright spot I here from people involved is Princetown does a review the way it should be done. Don't know their feelings on the project, but the donut shop says they look at everything thoroughly.
