Trust everyone saw the story on the news yesterday, in the papers today.
Overall in the country home sale prices are up 11.9% from a year ago.
How about the city of Schenectady? What are the homeowners getting in return for their so called investment in downtown?
Does anyone think the board member, who says that Schenectady is in a renaissance, will say about that news. Up overall around the country, Schenectady it's down.
Guarantee he will NOT answer. He avoids ANY discussion of what's happening to the city's tax base, home values, sales and sale prices, and taxes since he has nothing to support is allegation of a renaissance.

No one in their right mind would move to Schenectady, look at how many homes are on the market right now in this city, people are trying to flee from here as fast as they can.

A lot of unwilling landlords in the city. I was just writing about that on another thread. The city government is the direct cause of the real estate problem in Schenectady. Remember that couple on Baker Avenue, with the sign on their house? How much more proof does anyone need? Don't look for a response from that guy. He just likes to make outrageous statements for the attention. The only people who defend downtown have a finger in the pie, or aren't paying close enough attention to the whole issue so that they fall for the propaganda. I understand when the very young go sit in a place like Bomber's, have a nice time, and conclude that Schenectady is doing better. They simply don't have the whole picture yet. When Canal Square went in, I thought it was nice, at the time. That was nowhere near as destructive as Metroplex hasbeen, though.

Including elected City DEMS. Look at DEM City 'leader' Denise Brucker. She had to flee the City for Niskayuna because her lob job is in Queensbury? They can't wait until the term is up to flee the tax hell they created. Keep the implosion going!

Schenectady is a Section 8 haven...as a City landlord try to answer the following questions..
1) Are you in the City School district? (if yes, there is a hang up) 2) Do you accept 'mix-breed' dogs (aka pit bulls)? (if no, there is a hang up)
A decade ago, there was a MUCH better pool of prospective tenants for the City. Now, it's just getting worse. Building an ALCO or downtown apartments isn't going to get the ball rolling...you have to lower taxes, get middle class families back into the City, get some retail, some middle class jobs and that will level the playing field in the school system.

abolish the plex, cut back on welfare benefits, lower the ceiling on section 8 (will discourage slum lords), lower the acceptable # of section 8 properties, get rid of government run municipal housing comlexes and lower the taxes.
the scum/slumlords will flee and move back to the city!
it will take 1 to 2 generations to even put a dent in SCUMnectady!!

You forgot that the landlords also have an incentive to rent from section 8. First the average rent that the Section 8 program will approve is higher than the average rent that the market bears for a non section 8 tenant. Second, the landlords who rent to section 8 do not have to get rental certificates. The Section 8 unit review is similar to the city inspections but there are not fines attached to the review and they work with you more to get things done. Section 8 will also provide money for the utilities, security deposits and compensation for unit damages in a lot of cases.
