So what houses are to be shown this Sunday?  

Based on the city's website, it looks like here's the list. The ones in green are making repeat appearances.   Looks like no one can list unless they are using the realty company which has the mayor's new puppet on the assessment board.   Hey, IF these houses sell, the sale price WILL be MUCH lower than the assessment; if the new owners puts in a grievance, will Mary-Mary rule "denied, insufficient data" on the grievance?

I'm curious, the home on Eastholm went up in price. Not sure what that means.

WOEFUL     How smart is the realty company selling this house?    All reputable successful realty companies would know better than to take photos for a website ad with stuff on the floor, piles of laundry on the bed, clothes hanging from that wierd rack (rather than neatly in a closet), and shades/blinds/curtains should be opened and/or lights turned on

Don't you love that 40 year old kitchen decor!   Might remind someone of his childhood

Realtors are too dispirited to make much effort in Schenectady, despite the propaganda you see in the paper. Spruce street has cute little houses that those of modest means would've loved to own, were it not for the criminal/mental patient/welfare tourist/addict dump established by government in theCentral State Street area.
Gee, when you make people pay high taxes so you can benefit wealthy cronies, and then you dump undesirables in their midst, they don't want to stay there and pay the taxes any more. Who could've seen that coming?

Really, check out what the realty company writes about the house:





- Fully updated

- Netural decor

- Vacant and easy to show



EVERY REPUTABLE realty company knows that track lighting, combined with a a red laminate counter, and an island which does NOT match the counters, no backsplash, black appliances mixed with a stainless hood and mixed with a brick chimney is most definitely NOT updated!

EVERY REPUTABLE realty company would NEVER NEVER define long long outdated wallpaper -- ESPECIALLY in that one room, is that the dining room?   TOTAL CLASH.   NO ONE and I mean NO ONE mixes wallpaper like that!   Even those who like wallpaper would NOT mix stripes on the bottom with an un-coordinated seeming floral on the top and then a totally unmatched boarder on top!   EW.    The mayor's realty company calls this "neutral decor" and "fully updated."  

And what PROFESSIONAL realtor would EVER define that WOEFUL carpeting on the stairs as "neutral decor."   Really!   That UGLY print carpet on the stairs with the wallpaper that clashes, wallpaper that then clashes with the paper in the the room that might be the dining room?    And white paint on the ballusters with natural stained wood on the railing?   "neutral" is what the mayor's puppet calls this, I won't even speak to the color of the house on the outside.

Buy this for $149,000 and you'll need another $100,000 to redo the house!

And the "vacant and easy to show."    HA.   EVERY REPUTABLE realtor knows that rooms MUST be clearly defined.   Is the room with the chandelier the dining room?   How do we know?   Does the house have furniture?   How does a buyer distinguish a bedroom from an office from a den?   Really!






Is this listing a big dem joke?    


IF it sold for $149,000 that's about $700 a month for principal and interest, then there is PMI if it's an FHA mortgage (most in the city are), then homeowner insurance about $600 a year, then $500 a month over 30 years for a $100,000 loan (if you could get it at 4% then taxes) plus about $600 a month for taxes!!!!!  


This house by the way was assessed for $190,000.  The owner listed it in 2010.  The owner grieved the assessment in 2011 and the puppet board said "denied."   The owner sued and got the assessment down to $156,000.  

Will it sell within the year?   Within two years?

And of these open houses listed, 9 out of the 15 have been for sale for a year?


Oh, but Mary Mary proudly proclaims that the houses in the city are selling well!    Got proof?

Now, let's be optimistic about the city making a come back.  


Take action to help the city.   Vote out the dems.  Eliminate the tax exemptions for the downtown millionaires.  Get rid of metroplex.   Stop the wild uncontrolled spending on downtown while the neighborhoods suffer.  Cut the taxes on the financially struggling homeowners.   Make ALL cops, fire, and high level employees live IN the city.   Take away taxpayer paid health insurance for the part time council people.  Fix the watermains and sewers instead of installing UNNECESSARY fancy lighting on Erie Blvd.  Instead of spending money to narrow Erie Blvd (south of State St) use the money to rip up and completely do the pavement on Erie (north of State St to Nott St).  STOP building more residential units (at taxpayer expense) when there is an OVERABUNDANCE of EXISTING VACANT residential units throughout the city.  Start declaring snow emergencies to adequately plow the streets so that people can get through, and especially for emergency vehicles.

STOP ignoring the negative as though it doesn't exist.   Acknowledge all these negatives and address them.   ELIMINATE the negatives (listed in the above paragraph, but there are more) and the city will improve.

Few other notes

The Waverly Place house.   It was listed over two years ago, March 2011, some reductions in price, removed for the holidays, relisted in 2012 for $139,900 and removed just before the holidays 2012.  Notice, it did NOT sell for $139,900.   It was relisted this year for the SAME price that no one wanted to pay last year, but when listed this year, the owner changed realtors.   Guess which realty company decided to listed it for the price that it was last year--the price at which it could not sell AND at a time when home values have gone down!   Of course, it was the mayor's realty company.     In a city at a time when home values are going down, WHY would a realtor list a house for the same price that it would not sell for a year prior?   Not too bright, huh?


The Wendell Ave house.   Buyers who pay $200,000 for a house EXPECT high end appliances.  Look at the white appliances in that kitchen!  House has wallpaper too.   And if you look at the photos, really, the mayor's realty company doesn't know how to instruct sellers to depersonalize and declutter.

The Rosa Rd house went on the market in May 2010, removed November 2012 when it was asking $145,900.   It doesn't show up on the listings yet which is strange, but based on the city's open house list, this is on it for $139,900

Yes, it's eye opening.   Wonder if the the resident board cheerleader could ever put together such detailed information, evidence, etc like this!   That'll be the day       Incapable of nothing but nonsense babble



But yes, eye opening, the length of time it takes people to sell houses, the continual reductions in asking prices, especially when houses need work.  On top of that city staff hours, ads in the paper, taxpayer subsidized purchases (regardless whether for downpayment, closing, 203K, mortgage itself and doesn't matter what governmental entity pays/subsidizes/backs) it comes from the taxpayers' pockets!   And then to give special preference to one realty company.   There was Mc Cheese trying to lure realtors to sell houses in the city, but then he only gives this favored open house status, the bus tours, to his crony.
