Home values in the city have done DOWN since 2011.
So now Mary realtor decides to list for a higher price, despite the FACT that home values in the city are going DOWN.
ANY GOOD realtor will tell a buyer that they MUST de-personalize a house. And make it neutral, wallpaper is a big no no. And a house of this asking price requires high end appliances. And a driveway that CLEARLY needs a complete re-do
Oh yeah, it's assessed for $181,000 and ALL THE EVIDENCE has PROVEN that homes are selling for LESS THAN THE ASSESSED VALUE.
WHY would a realtor make a seller stay in their home longer than is necessary, having to pay a mortgage, having to pay taxes, rather than listing the house for a real value

How about 926 Ontario St. Assessed for $116,000. Been listed for sale for two years and several realtors. Mary's realty group was the first to try to sell it. Then several others also unsuccessful. Now she's listed it again, wonder how much it will sell for.
How about this one. City has it assessed for $81,400 and she's had it listed in 9/28/2012 for $74,900 and no willing buyers, and she STILL has not dropped the price????????????????
And how about this one. City has it assessed for $182,000. Mary Mary listed it 10/24/2012 for $149,900, and here it is six months later and no willing buyers and Mary Mary still will not reduce the asking price?

2. Given these FACTS, these pieces of EVIDENCE of her own INABILITY to sell houses even below the assessed value, will she still say "denied, insufficient data" ? I'm sure McC and his cronies are paying her handsomely to deny grievances.

There is a conspiracy to deceive people as to the truth about the real estate market in Schenectady in particular, and in general. Our President would like to bring back the housing market 'bubble', because it worked so well the other times. I think that's why he is so anxious to get illegals on the books, because the states that got hit the worst in the mortgage collapse also had the most illegals, so he might think getting their paperwork in order will do the trick this time around. Just long enough to keep things looking better than they are until this Obamacare thing gets fully implemented.
Realtors also profited mightily from the inflated housing prices and if they can string a seller along in the hopes that things change or that they find a sucker to pay too much it is no skin off their nose as long as they have houses to sell outside of Schenectady to keep the bills paid.
There also seems to be some kind of scam going on involving ownership of some estates going to lawyers so that they are not as desperate to sell as the heirs would be but I can't find out too much about that, it must involve some kind of write-off because how can a house be kept on the market, vacant, through three winters, at $7,000 per year in taxes, and still refusing offers?
Families I know that have an elderly relatives house to sell are giving the houses away in some cases. Yet other houses sit vacant YEARS without a price reduction.
Any realtor who says they "like to sell in Schenectady" has major issues or is getting something from the DEM machine. At what point do more admit that the crushing taxes and imploding schools deflate all resale values? And BTW no one cares what party the seller is. Closing are down 26% IN THIS COUNTY. Foreclosures don't count in the tally. The fiscal collapse of the City has pulled down suburban values. No one wants to pay 4X Saratoga County taxes or 3X Albany County taxes. Go to the Rexford bridge rush hour and watch GE R&D employees return home. They can't get out of DEM ruined tax crazed Schenectady County soon enough. Re-elect no one. Demand cuts in supplement welfare programs. Wait until the new County Home goes on budget- lol.
I've dealt with realtors very recently and been closely involved in the market and believe me, they don't "like to sell" here. They marvel at just how bad it is. BTW, there are still banks causing problems for a few sellers here. We didn't get hit as hard by the mortgage meltdown in this area, but BoA in particular I heard is making it hard for people in the military and I know of one instance here where that is the case. I think that this is the kind of thing an effective government should be helping with, not trying to market a few overpriced houses to try to make the taxes look justified. There are a few houseswhich have dropped in the asking price and I know people are interested but the banks will not approve them for short sale so the owner is stuck. Whatgood does it do anyone to have a house sitting there for years unable to be sold, even the bank? This is the only real estate the city government shouldbe concerning itself with.
