Based on statistics released today by the Greater Capital Association of Realtors the 2012 residential real estate market in New York’s Capital Region was a solid with increased activity, stronger pricing, and the promise of an active 2013. DV!   Hey, that's wonderful news, huh?    How about we first remember the grave concern expressed a year ago (as 2011 was coming to a close) regarding what would be the complete 2011 numbers in Schenectady (city).  Remember this story?   Do you?   Do the rest of us?    Here, to refresh our memory from the actual sale prices :

Schenectady Median Could Fall Below $100K

The median sale price for a home in Schenectady through the first 10 months of the year is $100,000. That’s down 9.1 percent, or about $10,000, from the same period last year.

Could the city’s median fall below $100,000?

It seems likely, considering that the midway sale point for October alone was $77,184, according to numbers released today by the Greater Capital Association of Realtors.

For comparison’s sake, the median in Troy so far this year is $132,500, while it is $158,000 in Albany and $327,000 in Saratoga Springs.




Fellow readers, the complete year 2010 had the median price for Schenectady CITY at $107,000


And that concern expressed a year ago, about the median price for the whole year for 2011; the median sale price in Schenectady CITY, did NOT fall BELOW $100,000.   On the contrary.   The median sale price for the whole 2011 fell to exactly $100,000.   Phew!   Thank goodness it didn't get below that number!!!!!!!!

YES!!!    Thanks to the Democrats at the city, county, and plex, thanks to the honorable Mayor Gary McCarthy and his WONDERFUL policies of tax exemptions for the multi-millionaires downtown, and wild uncontrolled spending of taxpayers money on everything downtown, the grave concerns expressed in 2011 have actually become reality.

The Schenectady CITY median sale prices falls to $98,880!!!!!!!!!   

Wheeeeeeeee!!!!!    

Shake those pom poms!!!!!             Cheer!!!!    Cheer!!!!    

Let's all bow to Mayor McCarthy who helped cause yet another annual drop in home sale prices!!!!  


Yet another increase in the length of time it takes to sit on the market (of course, many many houses take far longer, like the Myer's house, what, three years!   .

Yet another drop in the ultimate selling price as compared to the original asking price.

Oh yes, people are flocking to buy houses in the city, for there has been just one more house sold in 2012 over 2011.

Since a "one month only" picture is not an accurate measure, ignore the left side numbers.  Refer to the "year to date."

And I trust you will all notice the DRASTIC DROP in sale price since 2008.   But McC still REFUSES to reassess the whole city!!!!!



    




Optimists close their eyes and pretend problems are non existent.  
Better to have open eyes, see the truths, acknowledge the negatives, and
speak up for the people rather than the politicos and their rich cronies.

Wow. 70 views and everyone is speechless, except for L4L's very good comment.

Being speechless is no surprise, because continual decline in home values in Schenectady city is no surprise anyway.

But it's under that six figure threshhold.

Actually, it's amazing that with all the hurricane Irene and Lee devastating homes in that county, far worse than anything Schenectady city had seen, yet their home values have not plummeted to the likes of Schenectady's home values.

By the way, I heard on the scanner that people over on Helderberg Ave and streets west of it heard some very loud sound that sounded like NOOOOOOOOOOOOO.   Callers from S Westcott Rd/Sterling Rd area too heard it, saying it seemed to be coming from the other side of the railroad tracks but it didn't sound like a train.



Optimists close their eyes and pretend problems are non existent.  
Better to have open eyes, see the truths, acknowledge the negatives, and
speak up for the people rather than the politicos and their rich cronies.

MC1...REALLY liked the drumroll!

You know, this is the type of information the taxpayers of our City will never see printed in the Gazetto. It is shameful that by the amount our properties are depreciating in value, our taxes are skyrocketing out of control!!

What the DEMS have done to Schenectady is a complete FAILURE! They also have no clue how to fix it because the puppets are trying to pull their own strings.

Lots of people in 'leadership' roles, but no one has a clue what they're doing!!!

The actual values would be lower if you could include all the property that has been listed for years and not sold. People make offers that would be the amount one would expect to pay normally, and those offers are refused. By that I mean, we've been through a real estate "bubble" before, and what happens naturally after such an event is that prices fall until they reach the level that buyers are willing to pay, a "buyer's market", some people who bought recently and have to sell are stuck, but eventually the houses start selling again so the prices rise slightly because there aren't so many homes available.
Schenectady is different this time for a number of reasons. One, the banks and the media and the government too I believe are in a conspiracy to try to get people to believe the market works differently than in does, in an attempt to keep prices high so many do not lose what they should be losing. The bubble is over with, folks. That's the larger story.
Closer to home, as I've stated many times, Schenectady is overtaxed and overassessed in its own unique way. Young couples looking to start home ownership come here, look at the taxes, and go to Saratoga County. Many would prefer an urban environment, they don't want the suburban living in one's car lifestyle, but they have no choice. So as population naturally leaves, Schenectady government is actively deterring new families from coming here.
There's something else going on as well, I haven't put my finger on it, but remember that two-family on Hampton mentioned here before? That house had gone down to a very reasonable price but for some reason didn't sell even though I knew for a fact that qualified buyers were interested. There are some houses where banks are involved which can't be sold due to unclear ownership, but some, particularly where Bank of America is involved,just aren't being cut loose and I think cities need to be aware of these properties and put pressure on the banks to free them up. That isn't the wholestory though. I heard, through a realtor that sometimes lawyers (?) will purchase an estate. I don't know any details, but there are a couple of houses in my neighborhood where I think this might be the case. One house is going into the third winter now, uninhabited. Normally the sellers would "entertain all offers" and unload the houses before they fall down, but the asking price for one is still fairly close to the original "bubble" price after three years. What I am wondering is whether these third parties are getting some kind of financial break that makes them immune to the normal financial pressures homeowners face trying to unload a house. It's kind of a logjam in the whole normal cycle, and then struggling neighborhoods have these rotting empty houses sitting there. Schenectady should be working to REMOVE the government interference in the real estate process, but no, theyare digging in deeper, they are going to prevail, despite all evidence to the contrary.
Anyhow, I apologize for being so wordy, I have been puzzling over this situation for awhile, but my point is that you can't trust anything you read in the paper, they are biased, and they couldn't show the real situation if they wanted to, because of the abnormal situation of unsold property remaining on the market at the higher price listing. Values are much lower in reality.

that pretty much sums it up!! most of the city is on some form of government assistance....that is the ONLY draw!! Look at any community...any community....and see how many buses they have roaming the streets. that automatically will tell you what economically class of folks live there. WHY?....cause they can't afford even the cheapist form of personally owned transportation. Next....go to the grocery stores on the 1st of the month and see how many folks are using food stamps. Next...see how many 'government run' rental property they have....not to mention the failing school system!

these are all obvious clues on the economic class of the community. the lower the economic class....the higher the taxes and government programs. The city of schenectady is a prime example and is clearly in no hurry to remedy the situation....it's a great voting block!! The government (along with corporations) works very very hard at keeping the populus down trodden.

Remember....GOVERNMENT PROGRAMS = LOWER PAY!!

Anyone notice who has been speechless the past few days.  Who hasn't "spoken" since this week's news yet again provided EVIDENCE that there is no renaissance, but provided EVIDENCE that the wild uncontrolled spending on downtown via theft from the homeowners has once again resulted in home values falling.

He's been furiously trying to find some error in the facts.......to no avail.







And all the reports of the loud "NOOOO" sound that were reported above.....
