The real estate and mortgage show.   MORE EVIDENCE.

The real estate people are reporting that people are leaving Schenectady in big numbers and moving to Saratoga Co.    Especially the city, and how houses sit for oh so long unsold.

They also report that after Jan 1 there will be more houses put up for sale in Schenetady.

Now saying even people moving to Saratoga to RENT!   And they say renters turn into buyers.   Not in Schenectay


YES, this IS the working together---the work of the ex BS mayor, the savage woman, plex, McC (who REFUSES to reduce assessments to market value), and the DEM PARTY in the city AND county of Schenectady.

How Schenectady?   Is it really a miracle?   Abandoned houses, people can't afford the taxes, all the taxpayer funded businesses downtown, taxes almost the highest in the whole country and increasing even more, highest crime, ever decreasing essential services, more handouts for the rich downtown, no businesses opening in downtown (or really anywhere) at which you can actually buy things you need,    So anyone care to explain what the miracle is?   DV????   Oh yeah, he REFUSES to post comments anymore when it has to do with the truth about the city, but when plex tells lies that everything is wonderful, DV will chime in and verbally shake the pom poms, but when the truths are told, he's far too embarrassed to comment.   He hides in utter shame

This is fact. I know many of the emigrants personally. I also know young families who actually would have preferred an urban environment with older homes, who ended up in Burnt Hills solely because of the taxes.
The dentist office that went for auction recently, Union Street and Maryland or O'Brien Avenue, I think, it went for $85,000. Doesn't that seem low for a professional property near all that renaissance activity downtown?
What exactly do the politicians think that our high taxes are paid for? They can't even solve the problem of residents being attacked by vicious animals while going outside. Doesn't that sound like a third world problem, for jungle dwellers to worry about? Why do we have cities? Isn't it primarily so people can have safety, ease of travel, better water, etc. than they could do on their own? No, we have to pay tribute to our glorious leaders by supporting them whilst they hobnob with the other movers and shakers who don't move or shake anything. It's time to dissolve this mess and start fresh.

Of course, DV won't respond under his DV name, he avoids commeting under his DV name when the news (99% of the time) proves that his buddy dems are ruining the city, it's much much to embarrasing to comment so he PRETENDS to ignore me.   He REFUSES to comment on the truths, spported by OVERWHELMING EVIDENCE.

So he posts under his Glry name and since he doesn't want to address the issues, of course he knows NOTHING about real estate or property value or taxes anyway, he just uses the obscenity.   I hope he went to confession after spewing that obscenity.

I saw an article in the paper the other day that house sales are up in all "major" cities in the capital district EXCEPT Sch'dy and that the median sales price is down.

Capital Region Housing Market Continues Recovery – Prices Nearing Pre-Downturn Levels
Based on statistics released today by the Greater Capital Association of REALTORS® (GCAR) the residential real estate market in New York’s Capital Region is its recovery as prices return to those seen in 2007 at the height of the market. The report is based upon data collected by the Capital Region Multiple Listing Service, Inc. a regional service owned by GCAR and the Saratoga Schenectady Schoharie Association of REALTORS®, Inc.

Nina Amadon, 2012 GCAR president says, “It is clear that the housing market in the Capital Region is well on its way to returning to a point where neither buyer nor seller has a negotiating advantage. This is seen as contracts of sale and closed sales are running at rates nearly 20% higher than last year through October 31st; and by the fact that the median sales price for 2012 is 3% higher than last year and only 1% lower than in 2007 which marked our highest median price ever.” She adds, “This balance in the market and the quick return to “pre-housing downturn” pricing is proof of what we’ve known all along, the Capital Region’s housing market is strong and home owners’ equity is safe.”

James Ader, GCAR’s chief executive officer says, “Because we have seen the recovery from our low point continue for over a year now we are confident that prices will continue to appreciate, and buyer demand will remain strong, through the end on 2012 and all of 2013.”

“We remind everyone who is interested in buying or selling a home to talk with a professional. The housing purchase is too large to tackle without a complete understanding of the Capital Region’s market and of the entire real estate transaction”, says Ms. Amadon. “We caution buyers, if you were waiting for the market to bottom out that time has passed. And if you are waiting for interest rates to drop lower you may well miss the wonderful opportunity which exists today. Prices are appreciating and interest rates just cannot get any lower.”

Sales of new, existing homes in Albany area up 18% in October
The Business Review by Michael DeMasi, Reporter

Sales of new and existing homes increased 18 percent in October in the Albany, New York region, as the real estate market continues to rebound from the recession.
There were closings on 693 homes in October sold through the Capital Region Multiple Listing Service, compared to 587 in October 2011, according to preliminary figures released Monday by the Greater Capital Association of Realtors.
The median sale price increased 4 percent, to $193,000; the average sale price increased 5 percent, to $216,087.
The median price year-to-date is just 1 percent lower than it was at the peak of the market in 2007.
The CRMLS includes 11 counties, but most sales are in Albany, Rensselaer, Saratoga and Schenectady counties.
Year-to-date closed sales are up 14 percent, to 6,753 homes.
Future sales activity looks strong, with pending contracts up 19 percent across the region.
Here’s the breakdown by county:
Albany: closed sales up 23 percent; pending sales up 7 percent
Rensselaer: closed sales up 37 percent; pending sales up 47 percent
Saratoga: closed sales up 26 percent; pending sales up 35 percent
Schenectady: closed sales DOWN 4 percent; pending sales unchanged

As far as the city, THE EVIDENCE SHOWS

That in October there were 66 new listings and only a paltry 14 closed sales

Year to date, there were 610 new listings and a only 213 closed.


So, overall this year, for every one house sold, three people put their house up for sale in the city.   Given the FACT that houses OFTEN take more than one year to sell (thus McC's ACT OF DESPARATION to use taxpayer money to try to lure people into buying), how long til there are more houses on the market for sale than there are houses not for sale, then don't forget the houses that have been abandoned, the houses that have went to tax foreclosure which McC has not provided any documentation that they are selling.

What is the ratio of closed sales to all MLS listings?    What is the radio of closed sales to all MLS listings + abandoned houses + tax foreclosures?

DV would comment that downtown was a ghost down, empty buildings.   Gee, what about what the neighborhoods are becomming?  Neighborhoods are quickly becoming ghost towns of vacant and abandoned homes.   DV refuses to comment on that FACT.

And he sure isn't getting off his duff and and helping the city by buying a house and moving into the city and paying taxes.

At least since he's too embarrassed at being proven wrong, he doesn't post much any more, we don't have to put up with reading his nonsense, lies, and FAIRY tales!    So pleasant without the cheerleader spewing nonsense babble.

This explains the increase in the number of stories of burglaries and rapes, fights etc. etc. in Saratoga Co.  I had started to wonder why in the last 6 months or so that that city has been in the news so much regarding crime. NYC transplants want to move up in the world.  Say goodbye to what had been a nice place to live.  Schenectady scum comin your way. Rotterdam isn't good enough for them.  After all that was a nice place to live at one time too now look at it with all the scum from Schenectady moving there.
