The mayor is totally NUTS

Check out the house for sale at 1070 Brierwood Blvd.   Note how the realtor says "taxes have been successfully grieved."   So now the taxes now are "only" $8,400.

The city assessed the house for $333,000 !!!!   The owner grieved in 2011, yet the dem puppets on the assessment board told the owner that the house is NOT worth less than the assessment amount, the EVIDENCE of that board decision is that the FINAL 2011 roll has the $333,000 amount.  "Final" assessment rolls always include decisions made at the assessment board level.

So the owner took the city to court, and won, and the EVIDENCE of that is the tentative assessment roll for 2012 has the reduced value.  The "tentative roll" is published BEFORE homeowners grieve for this year.  

It is unknown what amount the owner requested a reduction to, but it is obvious the city was totally wrong, as was the assessment board because a judge saw the evidence the owner presented and reduced it to $187,500.   Perhaps that is what the owner requested, or maybe the owner requested a lower amount and the judge decided on $187,000.

But get this, the owner listed the house for sale in October 2010 asking $199,900.  By May of 2011 the asking price had been reduced already to $184,000.  

So here was the dem hack assessment board in 2011.   House is assessed for $333,000.   In October 2010 owner lists is for $199,900 and there are no willing buyers at that price.  A couple price reductions later and STILL NO WILLING BUYERS, the owner sought a reduction in assessment based on the FACT that the market value of the house is not worth what the city claims, and the EVIDENCE of that fact is that there were no willing buyers on an open market listing, even when the house had been available for sale for a WHOPPING SIX MONTHS for under $200,000.   but the dem puppets on the assessment board claimed it was worth $333,000 - by virtue of their denial of grievance, the assessment board CLEARLY implied that the house was worth $333,000.  

How do those dem stooges on the assessment board arrive at their decisions?

So the judge orders a reduction to $187,000 in summer of 2011.   The house is STILL for sale, currently asking $159,000!   TWO YEARS on the market with an asking price roughly 50% less than what the city dems claimed the house was worth, and IT WILL HAS NOT SOLD!!!!!!!

If this house was in Saratoga County, it would sell in a couple weeks EASILY for $300,000 or more and the taxes would be half of Schenectady.

MC1....it is thievery at it's best!! The city knows they are in deep finacial sh!t so they over assess these homes and the sheople pay the tax bill. The dem nut cases are stealing money from the working class by over assessing these homes.

Remember, the liberal nut jobs have a created over inflated budget.....they need 'X' amount of dollars rolling in..............and they don't give a sh!t how they get it.

Perhaps if the METROPLEX/GILLEN didn't give the farm away to every tax exempt business, property taxes would be lower....as the METROPLEX promised from it's inception over a decade ago!! But EVERYONE know that if these businesses had to start paying taxes..........they'd beat feet outta here!!!

Have to admit that we 'occassionally' go to Mohawk commons....but more times than not, we venture out of the county for our purchases and entertainment....especially large purchases. We refuse to feed the METROPLEX/GILLEN machine with our sales tax. I would suggest more folks to do the same. Looks like that is the only way we can shut down the METROPLEX/GILLEN MACHINE!!!

I think it's rather obvious that one of the main reasons this demdum mayor won't reassess down is because then al the properties of his cronies downtown will go down too.

There is an absolute need to reassess to make houses actually assessed at market value.  

But that will not change the taxes.   Think of it this way.   IF all houses were assessed for $100,000, and the tax rate is $12 per thousand, and IF all houses were reassessed down to $50,000, then the tax RATE would rise to $24 per thousand and the tax BILL would stay the same.   Until the city reassesses everyone, the ones who are intelligent enough to grieve will save money for several years because everyone else is paying "more than their fair share."

Think of the rich cronies of the mayor with a property that is currently worth $10 million and if the city reassesses and they see their value drop big time.  Not good.

I wonder if anything can be done with the assessment board members? Probably not, appointed aren't they? The "insufficient data" excuse ranks up there with the county's "unfunded state mandate" crap and the school system" it's for the kids" bullsh*t
