For the 411 State Street location:

Exemptions for 2012
Code Description Amount Exempt% Start Year End Year Vflag Hcode Own%
18020 - IND DEV AG $2,207,500 0 2010 2025   0 "
Sorry Boxy, this location owned by Galesi pays NO TAXES....WHOLLY EXEMPT UNTIL 2025.
The only money coming into this area from this new business will go directly into Galesi's pocket.
Hey, how are those upscale apartments in the old DSS building going Mr. Galesi?
What a joke.....

This business will hire a staff? A secretary?  Computer techs? A janitorial staff?  Those people from the
top end execs to the bottom of the pay scale sweeper will all have a JOB in downtown Schdy.
The staff will order lunch?  From burgers and donuts to high end catered buffets... from local
vendors.
The business will have clients from all over the world... who stay in local hotels... eat local food,
possibly expose the downtown to more business ventures.

I see the new business as a positive thing for the city.
You have a choice of two options as things are now:
1. An EMPTY tax free building
or
2. A tax free building that has a number of employees actively working in the area.

If I were a Schdy resident, I'd choose #1.

Right Boxy, isn't that the logic behind EVERY Plex project...yet somehow the County has lost thousands of jobs???

Like Bombers right? Giving minimum wage, no benefit, part time jobs to what...20 people?

Here's my option here, HAVE GALESI PAY HIS GD TAXES!!!! PAY THE CITY FOR A MILLION DOLLAR BUILDING!!!

See, when you pay taxes you generally HAVE to get a tenant to support the expenses of the building. In Schenectady, it's simply optional.

BTW, how are those upscale apartments at the empty DSS building working out for Galesi?

15 years of a tax -exemption (2010 - 2025) on a million dollar building.

It's a legacy of loss the City cannot afford.

Yup.  Good successful retail stores do best by utilizing everysquare footage of the store to generate income.

Schenectady has segmented itself so much by all the County buildings, the Non Profits and Tax Exempt businesses that it is physically imposible to generate the same revenue as other citys.  We are taxes like a city but we are nothing like a city.  We have no business density.  We are pretenders.

If as you post, there is presently a 15 years of tax exempt status on this building...
then there IS no other option for collecting taxes on this building.  That choice has already been made...
which brings me back to the reality of my original question:

1. An EMPTY tax free building

Interesting is that despite 100% exemption from taxes, the retail businesses STILL DO NOT want to open in downtown Schenectady!!!

No option 3 of cutting government spending and reducing ALL taxes to a reasonable level.  Amazing!

Box's solution is to exempt the millionaire so it can create jobs(wage slaves) to keep people working to earn just enough to survive and pay their property taxes to fund the government so the residents can continue to pay for the municipal services the millionaire business owner benefits from.  That is actually a form of slavery or indentured servitude.  Putting people on the hamster wheel just for the sake of putting them on the hamster wheel knowing that they can never get ahead.

No Cicero... that isn't an option.  As the situation now stands, the building has a tax exemption.   The options
at this site now are...

Which do you think is better for the residents of Schdy?

What's so hard about abolishing Metroplex and making all the tax exemptions null and void?

What's Galesi going to do? SELL?! No way, no one would EVER pay the taxes in the City.

The Plex has created a false atmosphere of economics. What it truly is (as Cicero stated) is a hamster wheel of debt.

If it's possible to 'abolish Metroplex", then that is an option.  My guess is that the tax exemption is a contract
between the city and a business.  Breaking that contract may or may not be possible.

I don't know Box. BUT, the loans that the Plex hand out are totally unsecured (when the Van Dyke and Cornells and Parker Inn went belly up, Gillen was last in line with open hands).

Would stand to reason that these PILOTS and exemptions are as equally unreliable.
