So yesterday's paper has one of these taxpayer paid ads showing the houses that have sold in that Dem hack house selling program.
Interesting that they have photos of the houses but not the address
However, out of those meager 7 houses that have sold, I've figured out the address for 4 of them. Each one of the four is one of those taxpayer guaranteed mortgages (FHA mortgage, and I COULD tell you the FHA case number too). Of the four I identified, three sold for much less than what the city claims is the value. The one that sold for more, HA HA, remember, this is a program between the Dem hacks and Key bank, well, the house that sold more more than the assessment was purchased by some assistant vice present at Key Bank ROFLMAO!!!!! And no idea why he would have to get a taxpayer backed mortgage!
Each of the four was purchased by an "unmarried" person as per the mortgage document. So families do NOT want to buy IN the city, maybe DV can tell us why.
The 3 houses that I have yet to figure out the address for and the two middle ones on the bottom row (of four) and then the top right corner.

Guess those free CDTA bus passes with every City home sold attracted at least 7 people.
7 sold and 600+ in foreclosure.
Yep, haven't even BEGUN to scratch the iceburg. |

Another house from McC's taxpayer paid ad in Friday's paper (Sept 14) has been identified. It's on Gifford Rd, again, purchased by an unmarried person. YES, again it's a one of those dem socialist mortgages (FHA). However, why would a guy who has worked for the public sector for over 20 years at a very lavish pay not have the money to get a real mortgage? The buyer makes roughly $100 K a year and can only get taxpayer subsidized mortgage? He has some connections to Soares steroid thing. And, once again, while DV's buddy McC claims the house is worth $119,3000, well, I wonder if DV would engage in intelligent discussion about how his dem buddy can say the house is worth that much when it was listed for sale since June 2011, YES, 2011, so it took a whole year to sell AND it wold for 20% less than what McC claims the market value is. Can DV engage in intelligent discussion about why McC refuses to reassess the city to what the market values REALLY are, as EVIDENCED by yet another house---and one on McC's taxpayer paid program---can't even sell anywhere near what McC claims it's worth. And how about some intelligent discussion about how the wild uncontrolled spending on downtown is not doing anything to attract families to buying houses IN the city. McC's program has NOT resulted in FAMILIES buying houses in the city. In all honesty, that house is going to need tens of thousands worth of work. The kitchen must be as old as the house, look at those horrible cabinets and ancient countertop. And don't you love that 50 year old range???? |

Come on fellow board members, I just need to identify one more house from that ad. It's the bottom row, second from the left. Looks like a cape style, maybe a dormer on it, looks to have brick 3/4 up the house and a portico over the door

So, in McC's taxpayer subsidized socialist home buying program, five houses out of seven have been identified for the location:
Sumner Ave, Glenwood Blvd, Rosa Rd, Gifford Rd, and The Plaza. All taxpayer subsidized mortgages, virtually no down payment, and all bought by single people, no families.

I've searched every "sold" database I can find (nydeeds included) - nothing recorded with a picture that looks like that. Most recent I can find is late July or early August.

Home sales growth persists Local increase in August mirrors national trend BY BETHANY BUMP Gazette Reporter
August home sales figures indicate the Capital Region is continuing its climb toward a healthy housing market, a trend that mirrors two reports out Wednesday that show sales, prices and confidence are also on the rise nationwide. Schenectady County experienced the region’s largest increase in August home sales compared to last year, according to statistics released Wednesday by the Greater Capital Association of Realtors. Closed sales were up 45 percent, from 104 in August 2011 to 151 in August 2012, causing some real estate agents to speculate whether a citywide open house initiative is finally resulting in closed sales. Albany and Saratoga counties also experienced year-over-year increases in finalized sales last month. “It is safe to say that our regional housing market is performing better and better as we move forward and that we expect this to continue on into 2013,” said local Realtors group President Nina Amadon in a news release. Closed sales for an 11-county region that includes the Capital District increased 13 percent in August from the same time last year. Pending sales increased at the same rate, and median sale price also rose 4 percent in the same period. The Associated Press reported Wednesday that a jump in sales of previously occupied homes and further gains in home construction suggest the U.S. housing market is also gaining momentum. Sales of previously occupied homes rose 7.8 percent from July to August, to a seasonally adjusted annual rate of 4.82 million — the highest level since May 2010, according to the National Association of Realtors. The association also reported that builders broke ground on 2.3 percent more homes and apartments from July to August, and that homes aren’t sitting on the market as long. The median amount of time a home spent on the market one year ago was 92 days. In August, the timeframe had shrunk to 70 days. The 45 percent jump in closed sales in Schenectady County can be attributed to a number of possible factors, including the regular open houses held in Schenectady as part of the Key to the City program that was launched in September 2011. Wonder if the 600 foreclosures plus the additional 200 foreclosures in the Renaissance City is a national trend as well?

More listings mean more sales. People are willing to do anything to escape Schenectady and are selling these homes at amounts well below there mortgage and at valuations of decades ago. More taxes and fees mean more listings, meaning people who already listed drop there prices, meaning more sales. |
