The Schenectady housing market is going to BOOM in the very near future ... there's too much commercial and industrial development going on in OTHER communities for Schdy to be overlooked as a good place to bring your family, inexpensively!
And, Box, since you obviously don't have adequate intelligence, realize that this site does not know Schenectady from Schenectady.
They list the following sales (random sample)
415 Liberty Ct, Schenectady, NY $280,000 Via Ponderosa #603, Schenectady, NY $265,000 112 Pheasant Walk, Schenectadty, NY $341,000 1901 Evva Dr, Schenectady, NY $283,000
Because these sites get info from MLS, they do not distinguish "Schenectady" from "Schenectady"
These four listed above, are IN ALBANY COUNTY !!!!!!!!!!!!! But the POSTAL address has a 12303 zip code so a website "assumes"
So, BOX, do you actually have some REAL EVIDENCE????? Like six consecutive months of sales IN the city (that WAS the directed geographic area in this thread, i.e., referencing the mayor). Six consecutive months using last year and this year perhaps? And include the market value the city claims for 2011 and 2012, along with the Tax ID??? The sale price????? The original listing price????? How long the house was listed????

mikechristine is really in a snit today. The topic was 'home prices'. I posted a site that showed Schdy prices rising. From that mikechristine, for some reason felt the need to attempt to insult me with his/her "intelligence" remark, followed by his/her "Anyone with a brain" comment.
The site that I posted showed : Median sale price of homes in Schdy went UP 19.3% compared to the same period last year.
That piece of information was accurate and pertained to the subject at hand. Apparently it didn't fit his/her agenda and the resulting rude hissy-fit ensued.
I wonder if these temper tantrums are a normal part of his/her life???

Box, do you have reading comprehension ability? The title of the tread was Home Values Up, then the FIRST message was:
Quoted Text
So they say on the news, combined with fewer foreclosures.
The news said they're up 7.3% Now, this is country wide.
But in Schenectady, we all KNOW that the mayor claimed he lowered values by 4%, but further, we all know---and the EVIDENCE proves it--that home have fallen probably 20% in Schenectady on the average.
By virtue of the reference to the MAYOR, that TOTALLY MEANS that this was reference to the CITY of Schenectady, NOT to the COUNTY, and NOT to sales outside of Schenectady
The median that you obtained from a website was calculated using sale prices of houses in Albany. One may NOT use Albany sale prices in a calculation for Schenectady sale prices. That website does just that.
So since this thread was comparing Schenectady CITY home values (proven by the reference to the MAYOR), then using Albany sale prices included as a median for "Schenectady" median prices.
If this thread was meant to talk about home values in Albany, Montgomery, Saratoga, etc. I would not have made reference to the mayor OF THE CITY reducing values ONLY 4%.

median means NOTHING when talking about specific areas.....a home in the burbs moved to the hill WILL NOT fetch $$$....
median Definition One type of average, found by arranging the values in order and then selecting the one in the middle. If the total number of values in the sample is even, then the median is the mean of the two middle numbers. The median is a useful number in cases where the distribution has very large extreme values which would otherwise skew the data.

I am not a fan of a lot of the strong language on this site either, it happens on both sides and just leads to a further breakdown in civility.
However MikeChristine is absolutely correct on his thesis that this city is collapsing. It's everywhere and only ones who are missing it, are those that have been truly indoctrinated.
I received my 2012-2013 school tax bill in today’s [Aug. 1] mail, and it was slightly higher than last year’s tax bill. I understand that it has something to do with falling property values in the city of Schenectady. The increase works out to be slightly over 3 percent, which is higher than the rate of inflation and, more importantly, greater than what most of our citizens’ personal income increased. When I examined my records six years ago, school taxes were 36 percent less than the bill I received today. I have always voted in favor of the school budget, I just don’t remember voting for an average 6 percent tax increase each year. We need to be keenly aware that as our school and property taxes continue to increase, our property values will continue to fall. We must do better. We have to compete with our surrounding communities by providing both a quality education and living environment in a more affordable manner. Schenectady has so much to offer, we must not let spiraling taxes be our albatross.
Wow, two days have gone by and Box STILL has not been able to come up with any evidence that home values in the city are up.

As I posted originally, that was never my intent. Up, down or otherwise... makes no difference to me.

What a dweeb!

Average price per square foot for Schenectady NY was $105, an increase of 19.3% compared to the same period last year. The median sales price for homes in Schenectady NY for Apr 12 to Jun 12 was $150,000 based on 71 home sales. Compared to the same period one year ago, the median home sales price increased 23%, or $28,000.
Now why would someone post that home sale prices are up, if that was not their intent to say that home sale prices were up? What was the intent? DUH. Originally posted:

GrahamBonnet's comment seems to have been accurate. And Box has not provided any evidence that home values----not the houses that are not on the market, NOR the houses that are on the market, NOR the houses that have sold---in Schenectady city, have increased.
