SCHENECTADY — There will soon be more residential options downtown. A developer is planning a three-story building that will house upscale apartments and retail space on the Proctors block. Hodorowski Homes is in the process of buying nine-tenths of an acre at the corner of Broadway and Hamilton Street so it can build 16 apartments and ground floor retail space inside a new, 25,000-square-foot facility. The Schenectady Metroplex Development Authority on Wednesday began the process of selling the site, which includes a maintained patch of grass and a corner of the Proctors block near the state Lottery Building. The parties involved must wait 90 days, as required by state Public Authorities Law, before the property can change hands at an appraised value of $97,500. The project represents an eventual $3 million investment, something Metroplex officials took pride in, given the developer’s history with mostly suburban projects. Hodorowski Homes has built nearly 3,000 housing units throughout the Capital Region, including developments at Travers Meadow near Saratoga Springs, Vly Pointe in Niskayuna, Twenty West in Guilderland and Admirals’ Walk in Cohoes. It was founded by John Hodorowski Sr. in 1971, has its headquarters in Rotterdam and is still family-owned and operated, with Hodorowski’s sons, Paul and John Luke, acting as co-presidents. “We as a company are extremely excited about this new project in downtown Schenectady,” Paul Hodorowski said in a news release Wednesday. “After being born and raised in Schenectady County, it is a real privilege to be part of the next generation that is rising up in downtown. With all the new shopping, restaurants and entertainment, downtown is turning into a real destination.” The top two floors of the building will house apartments, which Metroplex Chairman Ray Gillen said will come with expected upscale amenities like granite countertops. The site also comes with about 35 parking spaces — another reason it was so attractive to interested buyers, Gillen said. “It’s very exciting for us to see someone this active in housing, building and development coming to downtown,” he said at Wednesday’s meeting. “No one’s using the site, it’s not on the tax rolls and it’s a very good location, across from Villa Italia. Now, what does DV's "thesis" about Schenectady say about the many EXISTING VACANT apartments already downtown - they've never been rented, no one wants to move there, and here is more apartments coming downtown? Tax money spent to produce MORE VACANT apartments?
Now what does DV's "thesis" say about the THOUSANDS of EXISTING VACANT residential units, i.e., both houses AND apartments located IN THE NEIGHBORHOODS??????????
Steal MORE money from the taxpayers, throw it at downtown, and the city WILL BE a ghost town soon! And the PROOF of that is that DV REFUSES to move INTO the city!!!!!!!!!!!!

Maybe those families McCheese is throwing out into the street for failing to pay insane City DEM property taxes can rent here? lol
