Regarding the Parker Inn at 434 State St.

It has been one of the properties downtown that got exemption on taxes.  Notice here that the assessed value of the property has been $1,934,800.   That is one million nine-hundred thirty-four thousand eight hundred dollars.

It has a partial tax exemption from 2003 through 2012, this year.  The exemption amount was $341,220.  That means the taxable amount has been $1,593,580 as confirmed on the 2011 Assessment Roll.   (In other words, DV, the property owner pays taxes on the $1.5 amount instead of the $1.9 amount).

What perfect timing.  He has the tax exemption THROUGH 2012, so for the tax year beginning with 2013 (and the school tax year beginning this summer) he pays taxes on the full assessment value, however, the full assessment value has been REDUCED TO JUST $800,000.  

WOW, the DEM PUPPET Assessment Board members granted this property an assessment REDUCTION of a WHOPPING 59%.   But the homeowners who homes sell for 30% less than what the city says they are worth are told by these dem puppets that "grievance denied, insufficient data"

But downtown properties, new and/or renovated, are going down in value once they become fully taxable.

Do we see something not right here?    What do you think, DV?  Is this appropriate result of the use of taxpayer money?



Here is two pieces EVIDENCE proving the exemption I wrote about; the first image is from Schenectady County records; the second image is from the city's 2011 Final Assessment Roll    I cut out other properties on that page to avoid distraction.










Now here is the 2012 Tentative Assessment roll clearly showing that the tax exemption is no longer on the property.   (For DV's benefit, DV go look toward the right on the lines the words in three rows:  county taxable, city, and school as well, can you see it?    Why do I bother to take the time to teach him?)






Here is the 2012 Final Assessment Roll, i.e., after the DEM PUPPETS on the assessment board, got done.   LOOK!   The assessment value has been REDUCED TO JUST $800,000 !!!!!!!!!!!!

Well, I'm sure the cheerleader for the dem party, the know-it-all, DV will be able to provide an intelligent and rational explanation????

Oh, just watch, he won't respond here at all, or he will spew nonsense babble about "nayboobs" (those who are or are concerned about the OVER TAXED financially struggling homeowners and how the city treats them) telling lies and trying to bring the city down.   Not sure which of those choices he'll do, but he seems to avoid responding when evidence is put in front of him.   Actually, he'll probably start spewing his consolidation crap which still would NOT result in making downtown property owners pay their taxes, it will merely DRASTICALLY increased taxes on we homeowners in the suburbs.

Maybe Moodys needs to be sent a memo with some stuff to check out.........  Could probably copy and paste a bunch of stuff from this board for a start.  This just has to end. They talk out both sides of their mouth.  This Alco Project is the worst thing.  All resources and money will be spent building out the roads, water and sewer and sidewalks there while the rest of the city decays.  

Police will also be told to spend more time and create presence.  I am suprised Glenville isnt building condos on the river.  The city housing stock and size needs to  shrink not increase.

Yes, that is difficult.   Bold front page headlines in the Gazette (and probably even the TU) with a story by a "Schenectady reporter" probably will never happen.

Bringing it to light cannot mean a little paragraph tucked away in a column, such as Carl Strock or Marv Cermak.

Those who have went to the assessment board only to be told "grievance denied, insufficient data" would need to go to several council meetings, A JOINT EFFORT, however, I'll guess that individual homeowners who grieved have no clue of the names of others who grieved, i.e., to be able to send a letter to them, perhaps asking/encouraging them to go to a city council meeting all on the same night and speak during priviledge of the floor.  I think if such a group of even 25 homeowners did that faithfully every meeting for perhaps three meetings, i.e., be squeaky wheels, I think the news media could not ignore it.

Calling 1300 radio, especially Paul's show, he has Vince Riggi on even TV often, of course Riggi doesn't have power so much, but just being vocal abut it wold be good.

Paul had McC on a while back but I think he was too soft on him.   When McC is on, Paul needs to be stronger with him, actually be totally blunt, "what is this about" and demand an explanation.   When McC starts spewing nonsense babble "we are trying to get more owners.....eventually values will go up....etc" and similar, Paul needs to stop him, to interrupt him and say "That's not what I'm asking you, I'm asking you why the board grants this big reduction and denies to homeonwers who have a wealth of data"   That kind of forcefulness by any media person is necessary.

By the increasingly fewer who have been grieving their assessments, the primary reason is because those that do are just "denied, insufficient data" and they don't have the time or energy to fight further.  (Of course, McC would say that fewer people are grieving because their values are not going down.) Because this Parker Inn building assessment just "quietly made it" through the process, no one knows about it, unless they take the time to dig.   Most people are busy working to make the money to pay the taxes of downtown owners and don't have the time to dig.  

If anyone on this board owns property IN the city, they could just start talking among others who are homeowners.  Start out with the question "IF you were to put your house up for sale, what do you think you could get for it?"    Let's say someone says, and very firmly, "Oh, not more than $80,000."    Then you ask that person, "What is your assessment value"   Hopefully they would know and could immediately provide an answer, e.g., "It's $135,000"   Then you say "do you realize that is what the city is claiming you could sell your house for?"   And I could see the person say "really?"   And you ask "Did you ever apply for a reduction?" And they'll probably say no, or maybe some have and were turned down and didn't fight anymore.  Then really explain this stuff to them.  And ask people if they think their taxes are much too high.   For sure they'll say yes, then tell them they are paying for the property owners downtown in addition to their own.   And drill into them that in paying the taxes for downtown that they are really paying the taxes of the political hacks.   Drill it into them that high paid department heads do not live in the city.

I'll tell you, regarding that paragraph, I don't think people generally pay that close attention to things anymore.  For example, the watering ban here in Rotterdam was on the website, on the TV and radio news, in the newspaper and STILL there were people that did not know about it?   (yes, I know those with connections will water anyway)    Something like this assessment thing would never make the TV or radio news, highly doubtful.   But it could make the newspaper, but proper wording in a headline is needed and be big bold print on a first page, like "City lies to homeowners"   "City rewards the downtown wealthy on the backs of homeowners."

How about getting some fellow homeowners together and do some picketing of sorts outside city hall.

Friday night the city taxpayers are paying for this downtown party.  What can you do?  Make up a sign on poster board and walk around through the crowds and tell people what's going on.   Print copy of the assessment roll.   Print copies and hand them out to people Friday night, well, ask them if they are homeowners paying taxes.   Hey, educate the renters, "do you think your rent is high?   Well, do you know your rent goes to pay the taxes of the downtown properties?"   Renter need to understand the connection.

Get a group to stand outside in front of the Parker Inn on Friday night!

As soon as you get done reading these ideas, pick up the phone and call someone that you know that lives IN the city and either owns the house and pays the taxes or pays rent which pays the taxes (again, if renter, drive home to them the message that their rent is affected by the corruptness in city govt.  Call a couple people if you can.   Once those people, that you know, understand it, ask them to call other friends.  Through such a phone chain, get the word out for people to start bombarding the council members with phone calls demanding answers.

Remember, the squeaky wheel gets the grease.

Keep on brainstorming here.

Don't just read these ideas, ACT ON THEM!!!!!!   NOW!

When you talk to others, share with us what was their responses were (you don't have to identify the people).  I'll take a guess and say that most will say "nothing we can do!"

MC1 you are totally right on every point.  Now, how do you of do it without the threat of retaliation?  I own quite a few properties in Schenectady but am afraid of speaking up at the fear of retaliation.  I dont want to be on the "LIST"  Too much exposure.

If DV's (and some others) thesis is correct, that downtown is booming...

Shouldn't the property values be skyrocketing down there, regardless of what is happening in the rest of city?
