Help coming for those in danger of foreclosure

    A motor home is the rolling offi ce for people seeking to help homeowners facing foreclosure.
    Specialists from the state Department of Financial Services will meet with local residents Friday inside their 36-foot “Mobile Command Center,” which will be parked from 11 a.m. to 7 p.m. at the Glenville Municipal Center, 18 Glenridge Road.
    Ellie Pepper, assistant director of Better Neighborhoods Inc., said the Capital Region has a large number of residents facing foreclosure — either their homes are already in foreclosure or they are 60 or more days late on mortgage payments.
    Albany County is ranked 15th in the state with an estimated 3,969 homes with late payments or already in foreclosure as of September 2011, according to statistics from the Empire Justice Center. Saratoga County is 18th with 2,751; Schenectady 19th with 2,581; Fulton County 37th with 1,025; Montgomery County 42nd with 901; and Schoharie County 53rd with 641.
    The information is compiled from notices sent out by banks when people are late on payments, according to Pepper. She said the sour economy is affecting people’s ability to pay their mortgages.
    “They may still have a job but maybe their hours got cut,” she said.
    Mortgage repayment plans can vary based on a person’s individual situation — who owns their mortgage, who insures it and how far behind they are on payments — according to Pepper.
    The other factor is the person’s income.
    Counselors can help the people cut through red tape, Pepper said.
    “We’ll be there to try to talk with people and send them in the right direction and let them know what potential options are and what documents they have to get together,” she said.
    The department’s foreclosure prevention specialists will meet with homeowners to assess where they are in the pre-foreclosure or foreclosure process. U.S. Housing and Urban Development-approved housing counselors will also be available.
    Agency officials stressed in a news release that people who are in trouble fi nancially should talk to their lender immediately rather than waiting until they have missed two or three mortgage payments.
    They will offer information to homeowners about specifi c loan modifi cation programs that may be available and how they can file complaints with the department about predatory lending practices.
    Homeowners should bring documents relevant to their individual situation, such as records of mortgage payments or letters from lenders.
    The mobile vehicle has been to about a dozen different areas, primarily downstate, according to the agency.
    “Governor Cuomo believes that it’s essential that we provide as much help as possible to financially troubled homeowners. Our objective is to provide direct help to homeowners and get the word out to others that it’s important to ask for help as quickly as possible,” Department of Financial Services Superintendent Benjamin M. Lawsky said in a statement.
    He also cautioned against mortgage scams and said people should be wary of anyone who seeks an upfront fee in exchange for getting a loan modifi cation, saving the home from default or stopping a foreclosure.
    Another red flag is when counselors ask those facing foreclosure to sign the deed of their house over to them. Mortgage payments must not be submitted to anyone other than the mortgage company without prior approval.

What is Cuomo doing for the financially troubled homeowners in Schenectady who pay almost the highest tax BILLS in the whole country?   What is he doing to provide help to the financially troubled homeowners in Schenectady, most of whom have household of a paltry $35,000 and pay not only their own taxes but also the taxes of the millionaires downtown?

Cuomo pushes this "tax cap" which resulted, in Schenectady school this budget, a reduction in the tax LEVY (for which the crappy district proudly proclaims they are well within the cap) but in reality the tax BILL will be FAR ABOVE the "tax cap" amount?

City dems are a farce
Co dems are a farce
Plex dems are a farce
State dems are a farce

Optimists close their eyes and pretend problems are non existent.  
Better to have open eyes, see the truths, acknowledge the negatives, and
speak up for the people rather than the politicos and their rich cronies.

Used to be a time when that happened...............now some of it was just folks wanting to see themselves on TV, but the place used to be packed, folks with signs etc...................where's the outrage Schenectadians? or have you been beaten down so long you just don't care anymore..............

Area foreclosures up, bucking national trend

CAPITAL REGION — The Capital Region is continuing to see an increase in foreclosure activity while the nation sees a dropoff in filings.

Locally, it’s a different, but common, story.
Albany County not only had the most foreclosures in the Capital Region last month but also had the highest ratio of foreclosures to properties in April, even topping the overall state rate of one foreclosure to every 3,706 homes.
With 70 foreclosures, one in every 1,968 homes in the county was facing a default notice, scheduled auction or bank repossession. It was a 20.7 percent increase since March and a 34.6 percent increase from the same time one year earlier.
Saratoga County experienced no change in activity since March. But with 24 homes, or 1 in every 4,111 in some stage of foreclosure, the county had a year-over-year increase of 700 percent for the month of April.

Further south, Schenectady County had 16 homes in foreclosure in April, or 1 in every 4,262 homes. It was a 6.7 percent increase from the previous month and a 300 percent increase from one year earlier.

With five properties, or one in every 4,613 homes, in some stage of foreclosure last month, Montgomery County actually experienced a 73.7 percent drop in foreclosure activity from March, but a 150 percent increase since April 2011.

Schoharie and Fulton counties both saw practically no foreclosure activity. Anyone know how many homes are financed by Trustco in the area.  I have heard that they are a favorite bank of slumloards since Trustco doesnt escrow taxes.  If you arent paying your taxes then you can ewasily pay the mortgage portion......then there arent any bank foireclosures as mentioned in the article above.  Could many of the homes on channel 18 be Trustco financed homes?
