Region’s home sales plunge compared to 2010 levels The number of closed residential sales in the region in June declined 40 percent compared to a year ago, according to the Greater Capital Association of Realtors. The association reported 717 homes sold in June, compared to 1,168 a similar period a year ago. Total residential sales, representing contracts for sale, were up 18 percent for the same period, however. James Ader, GCAR’s chief executive officer says, “Many people will read the report we are releasing and will see only the drop in closed sales from last June to this June. But we have to remember that the home buyer tax credit which required a contract of sale by April 30, 2010 also required, at first, a closing by June 30, 2010. So many closings were pushed forward to meet that deadline. The closing deadline was eventually extended but still June 2010’s numbers were greatly infl uenced by the original closing requirement.” Closed sales by county: Albany: 212, down 37 percent. Rensselaer: 85, down 43 percent. Saratoga: 204, down 37 percent. Schenectady: 101, down 43 percent. Schoharie: eight, down 71 percent. Montgomery: 14, down 59 percent.

DV, admit it, Schenectady taxes are way too high, homeonwers are robbed of their hard earned money. And how about admitting homeowners are not robbed in Saratoga and that Saratoga is the first choice for people to move to. How about admitting that people get much more for their money buying outside the city of Schenectady.

Saratoga County is solidly REP. The Mayor of Saratoga is REP. They don't need no stinking Metrograft. They actually have stores Downtown not just governmental gin mills which these DEM idiots think is the key to recovery. They also don't have a theater which takes banks and coffeehouses off the tax rolls, while refusing to repay anything to the oppressed taxpayers. Proctor's won't even help keep City kids by keeping pools open. Here's the worst part. It's not bad enough to have a Proctor's employee on the County Leg-now Mercury Morris is running Leeza! DEM for City Council.
Homes have been abandoned and for sale long before this recession!! It has just gotten worse because OF the recession! We know town folks who are trying to sell their homes..........but they are told that not many are looking to move to schenectady county....PERIOD!!

Schenectady had less than half the house sales compared to Saratoga Schenectady's home sales dropped much more than Saratoga
Schenectady has a nice house that the city claims is worth $259,000 but the taxes on it are higher than a house worth MORE THAN TWICE that value of a nearly identical house in Saratoga
Schenectady city residents are taxed TWICE for trash collection, Saratoga Springs residents are not

Try explaining why making families with incoms of $30,000 pay the property taxes for billionaires is a good thing Try explaining why plummeting property values is a good thing. Try explaining why buying a house for $100,000 and after two years it's worth only $75,000 when you still owe $95,000 on it is a good thing. Try explaining why taxing homeowners TWICE for trash collection is a good thing Try explaining why rewarding a pair of scumlord tax delinquents with a 100% profit (on taking their building) after they deliberately caused over a million dollars in damage is a good thing. Try explaining why homeowners who are struggling financially, are supposed to hurry and fix up problems on their house---AT THEIR OWN EXPENSE---within 30 days---WITH NO FINANCIAL ASSISTANCE FROM THE CITY, while at the same, the homeowners are robbed of their money which goes to handouts for the wealthy to fix up their buildings.

A friend of ours was comparing home prices/taxes from town to town. They said that in Schenectady, the monthly taxes would end up being more than the monthly mortgage payment in most cases. And the scary part is that one can be guaranteed that the taxes would go up yearly!! Not a place for folks to retire and not a place for folks to raise a family. Between the crime and the struggling school system.............it's not worth the buy!

This is not news. Go to any foreclosure website (I used Realty Baron today)...
There are 518 homes in the City limits of Schenectady in pre-foreclosure/foreclosure or short sale.
There are 46 of the same in Saratoga Springs.
There are 163 in Albany.
And of course, that does NOT include the ones in tax foreclosure status, nor the houses where people have just up and left. Went to realtyusa website which has houses on the MLS, but doesn't include those that are exclusive with the respective other realtors. Nor does it include the for sale by owner sites. and there are around 400.
And DVFOL keeps trying to tell us things are getting better....he just REFUSES to answer why so many people are fleeing the city

Benny Salami is correct. I know some young couples looking to buy homes during the "bubble" who actually considered buying here. Guess what deterred them? The too high taxes. Real people. Real stories. Not imaginary people who will populate future "high-end" developments. Actually one young dad that I knew, raising his son alone, was more concerned with buying in a bad neighborhood than with the taxes. You know what attracted their attention in the first place? The neighborhoods themselves! The ones our leaders have so much contempt for! It seems like homes with yards on attractive, tree-lined streets with other kids nearby to play with attract young families more than hotels and burrito bars. It's too bad something can't be done to stop deterring desirable working people from locating here.
You seem to be missing the most important issue here.......benny like most who post here are telling the story they live every single day in the city. Or have friends and/or relatives that have a story to tell. These are real life, living breathing human beings that share their day to day experiences in schenectady.
To discount them as being anything less is arrogant, irresponsible, delusional, misinformed and misguided.
