my hope is that we condo barons will be able to hire you mugs to clean the dirt we will track in when we dock our boats at the marina each day... and, of course, to light our cigars... looking forward to u licking my boots, too

And the ONLY reason you won't respond to me is because answrering will require you to admit that you are wrong.    Does the alleged Catholic DV believe that Jesus would hike the taxes on the financially struggling homeowners and take their money and give it out to millionaires downtown who in turn, IF they have jobs, they are not living wages.

Does DV believe that it is proper for ther dems to put financially struggling homeowners at risk of losing their homes due to inability to pay taxes because they have to pay the taxes of the millionaires downtown?

DV, is it proper for your buddy P Morris to have STAR exemption on two houses?

Excuse me but you need to learn that comparing ONE LONE month (July 2010) and ONE LONE month (July 2011) is NOT, and I repeat NOT indicative of property values going up.   It is obviously you have absolutely no understandiing of property values,  but of course SB aka DV, a mama's boy who is not mature enough to live on his own would not understand property values.

Ask ANY appraiser or assessor in the whole country.  NOT ONE of would state that a comparison of one LONE month in one year and one LONE month in the following provides valid property values.    

EACH AND EVERY APPRAISER around will tell you that property values are determined by AT LEAST SIX CONSECUTIVE MONTHS' SALES.    And the six month period for Schenectady CITY in 2011 compares with the same six month period in 2010 showed property values going DOWN.    

And another thing SB aka DV, you of course lack the common sense to know why the values were a bit higher in that one LONE month of July 2010.    The socialist iin the White House was giving out our tax dollars like they were play money last year.   You probalby don't have the intelligence to know this, but there was this "first time homebuyer credit" last year.   Eligible homeowners had to "buy" a house by April 30, 2010.   Originally they had to close by June 30,2010 but that was extended for a few months obviosly due to backlogs.   The property values used in such stats that you provided are based on CLOSING DATES..    The closing date is the date on which a property is officially declared as sold.   Common sense would say that there were many closings in that one LONE month of July 2010, and the vast majority of those closings in Schenectady would have been EXCLUSIVELY DUE to that handout program (homebuyer TAX credit).   Becuase these homebuyers were given THOUSANDS of dollars in "free money" they were able to pay more for houses, in the bidding war.     Since you are not a property owners and not a taxapyer, you don't know this.   But when people are buying a house, let's say a house is listed for $100,000. a prospective buyer may want the house, but a buyer will offer perhaps $95,000.   The seller and buyer offer, counter offer, etc until they arrive at a mutually agreeable selling price.   Now, during the tax credit program last year, someone might bid $95,000 and learn from their agent that they were out-bid.   So, the next house they find, let's say has an asking price of $105,000.  if an interested buyer really wants it, and during a time of free money, the can figure, "seller is asking $105,000, we'll add $1,000 of our own and then the tax handout can give us another $8,000" and the buyer is going to offer perhaps $9,000 OVER the asking price.   And, again, since you have never bought a house (your ignorance of understanding property values proves it), when one is attending an open house one might see several other people looking around and sometimes what other buyers might be saying, e.g, the wife says to the husband "oh I love this kitchen, this is it honey," well, if you are looking at that house you know darn well that there will be other people putting in a bid.   Some agents will even specifically tell their clients that there are going to be many bids and will advise them to offer quite a bit more than the asking price.

These FACTs, SB aka DV explain to you how the closings held during ONE LONE MONTH July 2010 at a time when the govt was on this wild spending spree can AND DOES INFLATE the property values.

You are a virgin in more ways than one.   You are a property virgin, and actually always will be

SCCC has closed today, its first day of classes. Afraid there is going to be a bit more flooding this afternoon. Eight elementary school children were forced to stay all night at one of the Schoharie school last night.

Although the taxpayer money is burning a hole in Galesi's pocket, maybe someone might want to rethink this ALCO-condo project.

Your comments were about the ONE LONE month of July of each year which made the information SEEM like property values were increasing, or not decreasing as much.

But as any intelligent person knows, as any responsible adult male knows, as any non-mama's boy knows, as any appraiser knows, property values are NOT determined by one LONE month of data, but rather AT LEAST six months of sales, and of course it takes a good brain like mine to make note of the relationship of the Obama handout trying to get peoeple to buy homes and the the obvious results of having closing dates during YOUR CHOSEN ONE LONE MONTH, dates resulting from bidding wars from the obama handout resulting in an artificially higher property value
