Santabarbara LLC paid $380K in 2007, it's assessed at $275K in 2007 and they're asking $399K in 2011. Hmmmmmm...Why is it only assessed at $275K? Those Santabarbara's are smart guys, I can't believe they overpaid by $105K over the assessed value. Favors? Naaaaahhhhh...
If you look at the history of the property, you will see that it was bought on 4/23/2007 by James T. Commarto for $486K off of176-180 Erie Blvd R.E. THEN 7 days later he sells it to Santabarbara LLC for $380K WOW he lost $106K in 7 days!!! Then, the County goes and assesses the property at $105K less than the Santabarbara purchase price. In just 7 days the value of the property through the eyes of the County devalued $211K..WOW...How lucky or unlucky were the Santabarbara's?(depending how you look at it.)

What's interesting though, is that it is directly next door to 302 State St, that is also for sale, as per bumblethru's thread about it. I'm pretty sure the 2 buildings share the parking lot that's between them.

So between both buildings and their shared parking lots, there was a total of $275K on the tax roll.

John Meertz another interesting case. Buys a house for 411,000 and his assessment is dropped to around 350,000 within a year of purchase. Stinks for the struggling taxpayers who pay their fair share.

Maybe the fact that they're there would bring the price of the building down enough that somone might actually consider purchasing at a greatly reduced price, even if its only to use the signs for a museum forthe wonders that have helped change downtown.

The timing of these events certainly raises some questions. Why would an individual choose to incur a $106K loss only 7 days after purchasing the property (as reported by Cicero)? Further, if the reassessment was done immediately after the purchase at the lower price, there is a question about what prompted the action. To my understanding, properties revals that result solely from a title conveyence are illegal ("welcome neighbor assessment").

That may be the case. The $275K assessed value may be an old assessment that was never updated. But I thought there was a city wide assessment in 2009? Maybe an oversight?
