That graph says it all... when all other places are just about holding even, Schenectady made a comeback and the Median Sales Price has come all the way up to being only 10% lower than the previous year.  New listings (people wanting to get out) up almost 20%.  Closed sales (people willing to become part of the Schenectady "miracle") down almost 20%.

I'm sure that folks from Clifton Park, Saratoga, Loudonville and Guilderland are selling their homes in record numbers just to move to schenectady!!

the median sale price fore the month of july is up 4 percent. yes it was down at the bottom, but it is coming back.. that means it is up....

actually, if u look at the other graphs, the city's property values held up better than other places for a while, then dropped, buy they now seem to be climbing. if u look at saratoga county,property vales are dropping through the floor right now

And for your info, SB, again, your stupidity, your lack of intelligence at reading statistics.   In Saratoga Spgs, the mediaen sale price is UP UP UP


Again, using the one month only, the July 2010 and the July 2011, the numbers makes it look not so good. But SB, thankfully I have the intelligence that you don't have.

Your method of comparing the July only is such a spin.  I mean, why not just choose a two week period of time, like the last week of one month and the first week of the next month, hell, just choose the couple weeks that make your claim SEEM valid.

But we know better.   The PROPER way to compare things is to look over a longer period of time.   Just like my example.  Toy sales are up big time in December, but drop off big time in January.  


Optimists close their eyes and pretend problems are non existent.  
Better to have open eyes, see the truths, acknowledge the negatives, and
speak up for the people rather than the politicos and their rich cronies.

also, if you look at the charts, u will see a trend of home prices INCREASING in schenectady and home prices DECREASING in sara... so, therefore, according to your own suggestion, schenectady is doing better than saratoga. thanks for making my point. always a pleasure to match wits with you... but, then again, i feel i have an unfair advantage, as you are witless to begin with...

to belabor the point, home prices in schenectady have increased two consecutive months during the second quarter. that is good news, righr mikie?

now, mikie, using the chart, we can see that home prices in April had fallen to 20 percent from the baseline of Oct-nov 2010. then in june, they increase by certain percentage and then increased AGAIN for July. that is two months worth of data...

meanwhile in saratoga spring, home prices two consecutive months during the same period...

now let us look in niskay.. in march 2011, home prices were 20 percent above the baseline,, then for the next four months they dropped to where home prices are 3 percent below baseline

in rotterdam, home prices were 12 percent above baseline in nov. 2010.. today, they are 4 percent below


hmmm.. so therefore schenectady is doing better than rotterdam and saratoga in terms of housing values... \

mikie, please explain this to us simpletons who can;t read statistics or understand trends..

why is rotterdam, which last time i looked, is not in the city of schenectady, tanking in terms of housing prices? Why is saratoga?

please, I am just a simple person who does not have the mental processing power of someone such as you....

All I see here is that the home prices of Schenectady have tanked since 2008. How many of these are foreclosures? Where's the other cities info (Saratoga, Nisky).

Great spin, but you need more than a downward-spiraling chart to prove that Schenectady is improving. Actually, it's pretty damning to prove your point.

The legacy is of a perpetuated state of unemployment. You do that when you FAIL to bring in jobs and chose to spend 10 million for a stage at Proctors. Hard to buy a $100 theater ticket with food stamps.
