$5 Million Lofts at Union Square Project Planned for Downtown Schenectady


Schenectady, N.Y., September 17, 2008 - Schenectady County leaders today announced plans for the "Lofts at Union Square" a $5 million mixed-use condominium and retail project on lower Union Street in downtown Schenectady.  

The developer for the new project is Chris Myers. Mr. Myers also owns the Parker Inn, located adjacent to Proctors. Mr. Myers is active in developing residential units in the Capital Region having built more than 400 homes and condominiums.  His latest project is the forty-four unit "Yates Farm" condominium project in Glenville.

Susan E. Savage, Chair of the Schenectady County Legislature said, "Our economic development efforts continue to bring new investment to Schenectady County. This mixed-use project is another example of the importance of public/private partnerships in revitalizing our communities."

Chris Myers said, "The next step in Schenectady's ongoing renaissance is high quality housing.  The design and performance of this new mixed-use building is sure to attract both the young professional and the mature buyer.  The Lofts at Union Square will offer luxury, maintenance free living, at a premier downtown location."

The sixteen unit condo project will feature upscale downtown living just two blocks from the Stockade neighborhood and two blocks from Schenectady's arts and entertainment district.  The project also features 4,000 square feet of new ground floor retail space on Union Street.  Each new condo unit will have its own garage and will feature the latest in energy efficient technology.  The project will be built at the corner of Union and Barrett Streets in downtown Schenectady.

Ray Gillen, Metroplex Chair said, "The next stage of downtown development is to build and renovate more housing.   This project is a major step forward for our redevelopment efforts."

The Union Square project is eligible to apply for a $500,000 loan at 5% from Metroplex.  The project is also eligible for façade funding.

Construction will begin later this year once all project approvals are in place.

A $1.6 million, eight-unit apartment building in Schenectady, New York, is nearing completion. It is the latest residential construction project downtown.
The three-story building, called The Town Homes of Union Square, is located on the corner of Union and Barrett streets, a few blocks from Union College    .
The 1,300-square-foot to 1,400-square-foot units will rent for $1,775 to $1,850.
The units will be ready for occupancy in mid-June. None is leased yet, said Christopher Maddalone, president and CEO of Maddalone & Associates Inc. in Schenectady.
Maddalone developed the project with Charles Rosenstein, an Albany attorney. Financing was provided by Kinderhook Bank    .
The Schenectady Metroplex Development Authority    also loaned the partners $200,000 and awarded a $150,000 grant to subsidize the investment.

Maddalone and Rosenstein demolished three buildings at the corner to make room for the townhouses.
Once the townhouses are leased, they will proceed with the $1.8 million second phase, called The Lofts of Union Square. The 12 apartments will measure 700 square feet and rent for $850 each.
The building will also have 3,000 square feet of ground floor retail space on Union Street.

Really.....no jobs....expect commuters from other areas???......yeah right....

Can a bartender or waitress afford these condos....or a ticket seller at the Bow Tie.....or volunteer at Proctor's???

YIKES !!!!!!!


We have about 1500 sq ft (inside) PLUS a finished basement PLUS laundry room, PLUS a garage AND plenty of driveway space (for visitors) PLUS a large yard for children to play, to have outdoor living space, for a garden, and we pay LESS THAN HALF per month (INCLUDING taxes)!!!

We are CLOSE to shopping and CLOSE to major roads to get us anywhere we want to go.  It's a very pleasant quality of life, ample space, and safe even for kids to ride their bikes and play in the street.  




Optimists close their eyes and pretend problems are non existent.  
Better to have open eyes, see the truths, acknowledge the negatives, and
speak up for the people rather than the politicos and their rich cronies.

They are up but crappy wooden eyesores that are apartments not condos as originally proposed. NO ONE wants to pay insane DEM City taxes. Let's see the suckers that will pay that rent for the horrible area with little parking. Nothing Death Ray says is believable. He has the same credibility as the Mayor. This includes DVR, Fat Morris and Death Ray. All the biggest DEM moron cheer leaders for implosion are in the suburbs where they refuse to come off sales tax revenue, property tax or fair share PILOTS.

There is absolutely no need for me to respond to the negativity and psychotic rants of the nayboobs. That is why they are on permanent ignore.  I will post my opinion and respond to reasonable posters -- while the nayboobs can just stew in their own vile negativity and whine amongst themselves.
