RD Management reveals major retailer’s Glenville prospect

Schenectady County and town officials were mum about what major retailer is planning to open at the former Kmart site in Glenville, but residents aren’t left guessing anymore after a possibly preemptive reveal on the Internet.

Target appears to have their crosshairs aimed at Glenville after a site plan recently appeared on RD Management’s website, which preceded any official announcement. The owner of the property on Route 50 is an affiliate of RD Management. The major retailer, which is now revealed as Target, planned to invest $17 million into the property.

On its website, after clicking on the “properties” tab, is the Glenville site with a link to download “info and map.” This link then opens a new window with a PDF of site information, but a newly added site plan with Target’s logo placed over the main retail space seems to confirm the retailer’s intention. Also, under major tenant the information stated “New Target Coming Soon.”

“We’ve been in talks with the owner of the property, as well as with the county, and we are preparing for a major retailer to take over the Kmart site,” said Glenville Supervisor Christopher Koetzle. “As you saw from the website that retailer is Target.”

According to the site plan, Target will develop a 134,800 square foot store with 728 total parking spaces. Also, there is a retail strip totaling 29,550 square feet along the Glenridge Road facing side of Target and a 5,800 square foot restaurant pad further from the retail strip. A Target store at that location will do well  With the closing of KMart, Walmart was the only other discount retailer in Glenville.  Target
caters to a different market than Walmart.  There are already two grocery stores on Route 50 within a few tenths of a mile.  And there's a
Lowe's on Freeman's Bridge Road.  I would like to see some smaller and preferably locally owned retail stores, perhaps a shoe store, a
natural foods store, a childrens' clothing store, or a gift shop with locally made products in that area.

Fortunately, other than the "approvals process" - there's NO - ZERO - ZIP Metroplex financial involvement in this.  It's a privately funded transaction ($17M), and Target will own the building outright!  Don't know about any tax breaks, pilots.

The current structure will be torn down and a new building will be put in it's place, and is scheduled to open in 2012.

I was hoping for a Kohl's or a new department store that is not already in the Capital Region market.
Target is OK .. but I don't shop there.

Wasn't Metroplex taking credit for this around 2 months ago? Did they turn their backs or run out of money?

I don't believe for a minute that Target, or any other business, won't get 'some' kind of tax paid perks! And yes, Gillen was all over himself about this venture.

about his involvement in a project  .. sometimes it is as head of  Metropex and at other times as
head of the Economic Development Office.
And he has done a great job at BOTH.

Gee, DV, no taxpayer handout for this project is going to result in a bigger tax base AND lower taxes for the people of Glenville.

TOTAL TOTAL TOTAL opposite of Schenectady!!!!    Taxpayer handouts to downtown results in SUBSTANTIAL REDUCTION in the tax base in the city resulting in SUBSTANTIALLY HIGHER TAXES  on the financially struggling people, and results in SUBSTANTIALLY LOWER city services, SUBSTANTIAL DECLINE in the neighborhoods, etc.



Optimists close their eyes and pretend problems are non existent.  
Better to have open eyes, see the truths, acknowledge the negatives, and
speak up for the people rather than the politicos and their rich cronies.

Metroplex NEVER helps the tax base. They move in businesses and create a tax exemption for them. That's why our taxes keep going up and up and up!

Perfect example.......I believe the Belvadere's (in rotterdam) pilot will be up in about a year. It is up for sale now! There is NO benefit from this so called 'business tax base'. Cause there is none!

And you can bet that Target will get 'something' out of this move if gillen and savage is involved!

This was supposed to be a major retailer. It was announced by Metroplex as some big deal. Another wiff.

     Death Ray is not a planner and has destroyed the local job market and small business environment. He has done a horrible job especially at County Planning.

Although I am disappointed that it is a Target that is going to be built, it is much better than leaving
the space vacant.

    The pending arrival of Target next year may boost the town center plan of a walkable community in the heart of Glenville.
    The big box retailer is proposing to construct a 135,000-square-foot store at the site of the vacant Kmart on Route 50. Also as part of the $17 million redevelopment of the site, there would be a 36,000-squarefoot building for smaller tenants and a 3,000-square-foot pad site for a restaurant or other use.
    Town officials are hoping that the project would help link the patchwork of sidewalks in front of some of the businesses in the area. Among the possibilities are establishing some type of sidewalk district, which could be part of a business improvement district.
