Schenectady's Eastern Avenue neighborhood is one place that first-time home buyers can get into a roomy single-family home for less than $80,000.
Home buyers with a bigger budget or a fancy for older architecture can find towering turn-of-the-century (the 20th century, that is) Tudors and stately Arts-and-Crafts-style Colonials -- most with remodeled kitchens, bathrooms and modern amenities -- for around $250,000. Many homes for sale are priced in between and sit on cozy, tree-lined streets.
While the neighborhood, situated along Eastern Avenue from North Brandywine Avenue to Nott Terrace, boasts some of the Capital Region's most reasonable real estate prices, there are challenges to be met there.
For starters, a number of houses in the neighborhood are rented out by absentee landlords, resulting in a noticeable lack of maintenance on some of those properties, according to Schenectady's "Neighborhood Plan for Eastern Avenue," part of its Comprehensive Plan 2020.
Still, sections of the Eastern Avenue neighborhood, including Elmer, Morris and Rankin avenues, and Bedford Road, are absolutely lovely, offering a mix of two- and three-story Colonials, Colonial Revivals, cottages, bungalows and Craftsman-style houses, built in the city's early 20th century heyday. Homes here sit on small, rectangular-shaped lots, but offer plenty of living space.
A 2,610-square-foot cottage on a double lot at 518 Rankin Ave is selling for $164,900; it was built in 1910. My response to him will be, tell that to us when the houses are still sitting unsold after 6 months, a year, etc. Yeah, DV, how long did that fancy house in the historic GE plot sit "for sale" and wound up in foreclosuure? How long has the house of the former supt of schools been for sale? He listed it last spring, IT NEVER SOLD !!!!! WHy dv???? can you tell us WHY houses in Schenectady do not sell????? But you think building more houses to put on the market to sell is a good idea, especially if they are built at taxpayer expense, so the taxes can go up even more, and give our tax money to the rich developers.

Don't know if it sold yet, but it is up for sale. Get the address and look it up and post it! It would be interesting to know why he's moving and exactly where he plans to move to!

Let's see, lot size is 40 x 111. Mine is about 75 x 150 No garage, I have a garage and have enough parking for four cars in the driveway. It has no finished basement. My basement is totally finished (family room, a laundry room, and a place where the furnace and all that stuff is) It has one full, one 1/2 bath, I have two full baths We have a big deck and a nice garden shed, and the back yard is a very good size.
Taxes. OK, I looked this up. THe tax info for this property show as follows
County taxes $ 784.67 County Election charge 24.28 Total County $ 808.95
City taxes $ 1,569.78 Trash tax 144.00 That county site does not list the taxes for the water tax and the sewer tax, and based on some houses I know, I'll ballpark the two combined at $600 Total city taxes therefore roughly $2,300.
The county site does not list the school taxes either, which are at least another $2,000.
So, the taxes for this house are at least $5,100 with STAR. My taxes are just about $3,500 with STAR.
My house is worth more than the house in the city, but the taxes are lower My house has more amenities than the house in the ctiy but the taxes are lower And if gas prices go up, I'm within reasonable walking distance to several supermarkets, convenience stores (that don't have drug deals going on in the front), relatively close to a wide choice of banks, and actually not far from four bus lines either. I can walk the dog at night without fear of being jumped, while I do lock the cars and the house at night, we aren't concerned about rashes of home invasions. I don't hear gun fire going off at night. My kids can play outside, in the front, they can ride their bikes up and down the street. Anyone who buys that Elmer Ave house would fear for their life and no one would dare go out at night. Not with a murder a couple blocks away, not with a home invation a couple blocks away, not with drug dealers dealing in the open on Eastern Ave.
So, DV, you claim Schenectady is much improved. Where is the better deal? A house in a high crime city and paying substantially more taxes?

Yes, it's still for sale. He's asking $239,000 for it !!!!!!!!!!!!!!!!! Since a house around the corner from him had an asking price of $400,000 and never sold until it was auctioned for $160,000, I think Erikson better wake up and see reality.

A FIVE bedroom colonial is for for sale on Morris Ave for $225,000! If that was in Rexford it would be over $800,000. City/County taxes are $19.10 per thousand. Nothing will change, nothing will improve until that rate is lowered. Nobody cares if a gin mill is nearby.
Hopefully, Peter G or Roger Hull get it and will make needed changes. The City DEMS have proven fiscally incompetent and tin eared. They are finished next November.
