            Long Pond Village, the subject of much introspection within the Town due to its PILOT status has been offered by Realty USA for $25,900,000 dollars.

            A resident posed a question regarding the need to provide the Garden Apartments at the site of the Rotterdam Little League when Long Pond was only 50% occupancy rate.  Andy Brick vehemently defended tha need for this housing.  So Rotterdam could only fill 6 of the 8 buildings to a 50% occupancy, and yet we need another 248 units!  Oh yes, and on the agenda for Wed. 9/8/10, we have a request for a rezone to R-3 for a parcel on Feuz Rd. for 5 multi family units.  And of course the potential location for the County Nursing Home at Curry Road Shopping Plaza with "zero" tax base to the Town.

           Yes ladies and gentlemen, bring us your poor and your weary and Rotterdam will house them!

I always questioned the location of these apartments to begin with. Didn't they have a mold problem a while ago too?

Gee, usually these RIDA and Metroplex projects wait the ten years to jump ship.   Oh, but wait, that's right...Long Pond didn't make their PILOT payments and now have a penalty to pay before the end of September.

As I have said before, if you are unhappy living in Rotterdam, Schenectady, and New York ..  no one is blocking the exit.

Many people love Rotterdam and are happy to stay and work POSITIVELY towards moving the town       forward.   I can't waste my energy arguing with folks who hate the town and want to leave .. just leave.

As I have said before, if you are unhappy living in Rotterdam, Schenectady, and New York ..  no one is blocking the exit.

Many people love Rotterdam and are happy to stay and work POSITIVELY towards moving the town       forward.   I can't waste my energy arguing with folks who hate the town and want to leave .. just leave.[/quote]

Property tax bill may pose issue for prospective buyers

    For a cool $25.9 million, you could find yourself owning Rotterdam's Long Pond Village.
    The 192-unit apartment complex was recently listed for sale with area realty companies. The development includes eight three-story apartment buildings, six garages, a pool, clubhouse and about 191,000 square feet of space on 26 acres of land near the Rotterdam Square Mall off West Campbell Road.
    But prospective buyers beware: The $167,000 in annual taxes advertised with the property may not accurately reflect what a new owner will pay on Long Pond. If ownerof-record CW Custom Builders sells the complex, the company's payment-in-lieu-of-taxes agreement with the Rotterdam Industrial Development Agency isn't likely to be part of the deal.
    "If the building is sold, the PILOT would be cancelled," said Ray Gillen, the chairman of the Metroplex Development Authority, which handles administrative issues for the IDA.
    In other words, any new owner would be responsible for taxes levied on both the value of the property and all of its improvements. Last year, Rotterdam valued the 26-acre property at roughly $8.6 million, with the land alone being assessed at $1.2 million.
    Under a 10-year PILOT agreement reached in September 2007, Long Pond Village was responsible for paying full taxes on its land and only partial value on any improvements. The company agreed to pay on half the assessed value of the improvements during the first year of the agreement this year, with that amount increasing by 5 percent each year.
    Some viewed the deal as unorthodox because PILOT agreements are typically given to projects that can demonstrate long-term job creation. Long Pond created only a pair of administrative jobs.
    Then earlier this year, the owners of Long Pond defaulted on the terms of the PILOT. The Rotterdam IDA, having undergone a leadership overhaul earlier this year, threatened to dissolve the agreement altogether unless the company paid a number of stiff penalties.
    CW Builders reached a forbearance agreement with the IDA earlier this summer. They agreed to pay $202,842 — including $46,401 in penalties and interest — by the end of September.
    Gillen said the company recently completed work on the fi nal two buildings and has been aggressively marketing the apartments. Rotterdam wants to build more of these white elephants for what purpose? There are a few more of these type developments proposed right now and if there is no demand for them why are developers still going to build them? Rotterdam desperately needs a good comp plan to attract the proper type of business to build here that will truely lower the tax burden on the taxpayer.

We told them then that we didn't want it built but no matter what party is in office they all cave into the developers demands and ignore the taxpayers wishes which is why we need a good comp plan for future development or we will be a town full of empty apartments.
