Bullcrap in a chef salad.  The reval companies use trending and other variables to establish assessed values.  The market in Rotterdam has stayed at, or a bit higher than market sales as evidenced by the Equalization Rate staying very close to 100%.  Biaggio I suggest you have your property appraised and then spout off on your appraised value.  Do Not stoop to the low level rumor and influence peddling that is coming out of the current assessor's big mouth.

Do your homework and quit the rhetoric.  And don't believe what is happening in Texas and California is happening here with regard to real estate values.  The market has not bottomend out in Rotterdam.  It was an excuse to lower Steve's friends and RELATIVES assessments.  They needed cover.

Our reval was done at the time of the market bubble, where all homes were inflated in price. Some of those inflated prices where unrealistic, in my opinion. Since the housing market bubble has burst, there have been 3 families that I know of in rotterdam that had to drop their prices anywhere from $20K to $40K. Actually, the present sale price is probably where it should be in all reality.

Part of the problem, and the way I see it, was that the reval was done at an inopportune time for the home owner. The taxes were based on an over inflated housing market. Now that the market has deflated, the taxes on these homes still reflect the inflated price.

Added to this fact, there were many homes and businesses that were either never on the tax roll, or who has doubled in size over the last 50 years with no updated reassessment. So they would clearly get killed in taxes, in my opinion.

These is just my own personal assessement.

PDQ, you are in dream land if you think rotterdam isnt dropping like a rock !! Anyone with a house over 250,000 cant sell it...sorry we all dont live in a 1200 sq foot house.

Where I live ( Rotterdam ), ther eare 5 houses for sale over a year...one has dropped over 70,000 and NO it wasnt over priced, they are giving the damn thin away and cant sell...taxes over 8,000....

its just going to get worse kids...

The key is what is your assessed value Biaggio?  If it is higher than your listing price then get your buns into the assessor's office.  If it about the same the potetial buyers need to see J. Craig Surprise.  Good Luck!

You are correct Biag. But this problem isn't just in schenectady county. It is a nationwide problem. The higher priced homes are the majority of homes that are going into default. They just aren't moving.

The problem with high taxes and houses that won't sell seem to be in the blue states where the states refuse to cut anything out of their budgets and keep spending like money is no problem.

Aye.. most of my peers I know in my age range don't seem to understand you can have everything you want..

THey have new laptops, and LCD screens, and all the video game systems, and fancy cars.... and a huge amount of debt...

PDQ...He does have me assessed for more thsan I paid ( 25,000 more )  1 year ago and no they wouldnt lower it....so what now !!

Your next option is to take them to court. That is the process to my knowledge.

I know of a couple of individuals who have taken the city assessor, Mastro, to court and won and had their assessment lowered. The judge was from Saratoga County and ordered an impartial assessment done by an assessor of his choosing and Mastro was off by $20,000 on one of the assessments.
