And if the third boldfaced statement were true how the hell do you explain the increase in Mr DelGallo's value.  Kooky dude!

Because fdg became confused. He wasn't sure if it was HIS responsibility to obtain permits and report the 14 additional structures on his property, or if it was the ASSESSOR'S responsibility to check it out himself.

So now this poor guy who hasn't had to pay taxes on the real assessed value of his home for a couple of decades, has to start paying now.

That is how you explain the increase in fdg's value.IMHO

This thread is strictly speaking about properties that have been "sold" recently and how they are valued.
FDG has owned his property during all 14 improvements/additions.   Please read the thread before commenting!

Vaedur, what street did you buy on, if you don't mind my asking

Optimists close their eyes and pretend problems are non existent.
Better to have open eyes, see the truths, acknowledge the negatives, and
speak up for the people rather than the politicos and their rich cronies.

Okay, when we went thru the town-wide reassessment, we were told by the former Assessor that when a home sold for a particular dollar amount, that value, in fact, was the new assessment.  And there are still homes with an extremely high assessments because they were sold at the peak of the market and are valued in that manner.  These homeowners have not gone thru the grievance or small claims process.   I asked the current assessor about this situation and he informed me that no longer is the determining factor and that it was never the correct way to value a recently sold home.  Personally, I would contact the Assessor's office and ask all the right questions.  Or you can e-mail him...just go to the Rotterdam website where his e-mail address is available.

They assessed me 25,000 more than I paid less than a year ago....I want to fill out that form !!

Bullcrap in a chef salad.  The reval companies use trending and other variables to establish assessed values.  The market in Rotterdam has stayed at, or a bit higher than market sales as evidenced by the Equalization Rate staying very close to 100%.  Biaggio I suggest you have your property appraised and then spout off on your appraised value.  Do Not stoop to the low level rumor and influence peddling that is coming out of the current assessor's big mouth.

Do your homework and quit the rhetoric.  And don't believe what is happening in Texas and California is happening here with regard to real estate values.  The market has not bottomend out in Rotterdam.  It was an excuse to lower Steve's friends and RELATIVES assessments.  They needed cover.

Trust me, you're wrong.  I'm currently selling a house in Rotterdam - HighBridge area - that has dropped >40% in market value in the past 12 months. Even with the $8,000 incentive, it's a tough time to sell, even at a rock bottom price (think 5br for less than 130k).

If it hasn't bottomed out - yall are in trouble.

You must not have had it listed w/ a realtor, i looked at every house in the 125k-175k range that was listed for the last year till i found the one i live in..
