Developer submits plan for fast-food restaurant

    Rotterdam’s Planning Commission reviewed concept plans for a high-volume fast food restaurant in the works for Carman Road, a short distance from Exit 25 of the Thruway.
    The project would place a 2,200-square-foot restaurant and drive-thru on about 2 acres. Town Planner Peter Comenzo said the restaurant would be located near several residences and would also require a zoning change.
    “It’s a prime commercial spot,” he said.
    Developer Tom Burke hasn’t stated the type of restaurant planned for the site. Burke is the developer of the three-store plaza that will include a Starbuck’s and Moe’s Southwest Grill near Exit 6 of the Northway in Colonie.
    Comenzo said the project could become one of the first to come under proposed design standards being considered as part of the town’s Exit 25 corridor study. The study is expected to be concluded later this month or in early May and then incorporated as an amendment to the town’s Comprehensive Plan this summer.
    “Obviously, we’d be looking at how it would fit into the context of the study,” Comenzo said.
    Commission members requested the developer return with more information, including the number of residential properties in the area. The commission also requested the developer discuss plans for the intersection with state Department of Transportation officials.
    “The big concern is traffic,” Comenzo said.

big concern is traffic? That's short sighted, cant see pass the $$-----it's not the fault of 'the traffic'......it is the fault of the lack of comprehensive planning with ambience and patina....HAMBURG/CARMAN ROAD DOES NOT HAVE TO BE LIKE ALTAMONT AVE........NEITHER DOES CURRY ROAD........small roads require small areas with sidewalks and shops....not beheamoth high volume drive-thrus---quick and easy is not the way to go here.....

WHERE IS THE COMPREHENSIVE PLAN!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

Except for addressing the traffic, I really don't see the problem with a restaurant at this location. What else would be acceptable? $300K + homes? Multi family housing? Another dollar store? Another bar? Any suggestions?

Rotterdam doesn't need more "fast food" - it needs real jobs - so people will come to Rotterdam to live, raise their families and residents will pay their taxes comfortably.

Fast Food isn't the answer, neither are roundabouts, or Metroplex.

Rotterdam has seen some benefits in jobs. There is Railex, Fedex and possibly McLanes Distribution center. And Railex and Fedex only landed in Rotterdam because Galesi is in tight with Gillen and the Metroplex. That's a no-brainer.

McLanes is just out there fighting on their own for a place to land in Rotterdam. With no taxpayer handouts from the Metroplex and they are receiving the most flack.

If Rotterdam is truly against the Metroplex, then these restaurants and the likes of McLanes should be welcomed with open arms.

I believe Railex was initially going to be built in Guilderland Industrial Park.  The Town of Guilderland opposed it because Railex needed a bus line to bring in some of it's lower wage earning worker.  I believe both parks are considered Empire Zones.  So either place Railex landed would have given it tax breaks.  Gillen can't take credit for that one.  Rotterdam was the second choice.

That's right where is the plan and the meat......anyone know.......it was dropped like a rock.....east vs west......

remember---style ambience and patina......that is ALL we will ever have to bank on in Rotterdam......we can mish-mash it and say that's good enough or we can add some WOW and be proud.....town will always be town....we shred it if we want quick $$,,,but considering the economy as it is now I'd say we can plan now......a moratorium whether we want it or not.......
