Hey, I have an idea...Let's speed the renaissance up and take ALL commercial property off the tax rolls, and advertise to EVERYBODY that Schenectady County will give $50K to every business that moves into the City? If we came this far with the nickel and diming with Metroplex money, imagine if we DOUBLED OR TRIPLED the amount of taxpayer money they could give away?
Let's raise the sales tax to 10% or 11% and have a 5 year property tax exemption on ALL commercially zoned property, and start rebuilding Schenectady. Schenectady could look like midtown Manhattan by 2020.
LET'S SPEED THIS PROCESS UP ALREADY.
If the taxpayers were willing to give Metroplex MORE working capital, maybe they can complete the renaissance quicker and close down the Metroplex.
This is soon becoming the reality. I'm expecting my assessed $240K property in the City to hit well over $20K by the end of McCarthy's Reign of Terror. |

They haven't even put the condos up for sale. When they do go up for sale, they will go like hot cakes. I want one with a west-facing balcony or terrace. |

Even IF you considered it, you're condo assessed at $210,000 will come with a monthly mortgage of (at least) $1,500 and THEN you can tack on another $1000 for taxes (if escrowed)....then you'll put some garbage fee, water...etc...etc. Also, you'll have condo association fees (another couple of hundred a year).
THEN you'll need FLOOD INSURANCE which is VERY expensive (this is in a federal flood plain) along with your regular homeowners policy. Oh, and you better have comp AND collision coverage on your car because Erie is full of huge potholes (stay in the left lane ...the right will shake your filling loose) and if you go through the Stockade, you'll hit MORE potholes going the 30 mph. Also, the Stockade is becoming notorious for its smash and grab car vandalism.
Oh, and when Stratton forgets that the "water goes up" or that "the water goes down" during the Spring thaw, that contaminated soil might come back to haunt you.

High water marked Developers of former ALCO site looked at flooding early on By John Purcell As of Monday, January 2, 2012
#Schenectady — Riverside property can be prime real estate for developers, but this past summer has shown proximity to water can also invite disaster.
#That’s why developers of Schenectady’s 60-acre ALCO brown field site are taking precautions. Tropical Storms Irene and Lee gave Schenectady County officials and residents an idea of what worst-case flooding scenarios could entail, with flood levels from the Mohawk River nearing the 100-year flood level.
#The ALCO brownfield directly borders the Mohawk. As the Galesi Group prepares 60,000 square feet for development, with construction planned to be completed in the summer of 2013, developers say the issue of flooding was examined early on.
#“As far as we can tell … the ALCO site never really had any serious flooding issues at the site,” said Ray Gillen, commissioner of Economic Development and Planning for Schenectady County. “You do prepare for the worst case, you do prepare for the 100- and 500-year (flood) events … they use modern building practices.”
#Gillen referenced the large mounds of dirt recently deposited that will help lift the entire site up 6 feet before any new building are constructed. He said the dirt is checked to by the state to make sure it’s clean. The site is also in an outer zone of the Great Flats Aquifer recharge area.
#Gillen said flooding should not be “a cause of concern,” because development plans aim to have no impact if a similar or worse flood occurs.
#“We anticipate and build into the site plan any ways to deal with a flood risk,” Gillen said.
#David Buicko, chief operating officer of Galesi Group, said “a significant amount of fill” had already been brought to the site. In addition to raising the site, he said the company would also work with engineers to minimize any impacts from significant flooding.
#“We want to make sure we get the property over the 100-year flood plain,” Buicko said.
#The normal depth of the Mohawk River near the site is 8 to 10 feet below the riverbanks, said Buicko, so the 6-foot raise adds a large level of protection.
#“From our standpoint we can use statistics … with what is a 100-year flood and take steps to minimize or mitigate any potential flooding,” Buicko said. “Any time you are dealing with areas that have a propensity to flood, which this is not … there is ways to minimize (effects), which is utilizing garages or basements and living areas.”
#Gillen said modern building practices are being followed, such as placing utilities boxes higher up to prevent flood damage. Well, when the next flood occurs and all that brownfield crap contaminates the Mohawk....
Let's just take a page from the Hudson River/GE contamination that is STILL going on. How much has it cost GE for that clean-up?? Millions.

Putting 6' of soil fill won't stop a fast moving river from washing all that soil down to the Hudson River and beyond along with the contaminated soil under it. Look at what happened to the road in Rotterdam Junction, that was thought to have been safe too and the river not only washed out the road but also damaged the locks. After seeing the damage to the Junction, Schoharie, Middleburg, and all the small towns along the Schoharie Creek and Mohawk River people will think twice before buying any property along any river. Good luck selling them. |

I don't think there will be any problem selling/leasing the condos and retail/office space down there.
Nashville had a pretty bad flood a few years back --- and now the riverfront is rebuilding better than ever. People love waterfront/riverfront properties .. that hasn't changed and won't change. |

The fact is that in river-front communities and ocean-front communities that have seen flooding and other natural disasters ---- some people do rebuild -- some choose to move away ... and other people choose to move in and build. Nashville - which is a river-front community that had serious flooding a few years back - is rebuilding. Galveston and the Texas coast that was hit by hurricanes just a couple of years ago is rebuilding. I believe the demand for riverfront development along the Mohawk River will continue and grow .. and I can back that up by first-hand knowledge of other communities that have rebuilt and grown after a significant/major natural disaster. I am sure that there are many residents of Schoharie and Rotterdam Junction who STILL LOVE their waterfront properties. The issue there is helping them find the resources to rebuild with and helping them to rebuild in a way that ensures their safety in the future. I am not prepared to just write off and abandon thousands of acres of land just because it lies along a river or creek. |
