Drafts of city plans include limit on families per home

    SCHENECTADY — The draft of the city-wide comprehensive plan is now up on Schenectady’s Web site, www.cityofschenectady. com.
    The draft of the new zoning plan is also available on the site, but the zoning map has not yet been uploaded.
    The plans propose sweeping changes. Much of the Bellevue neighborhood, for example, is slated to be rezoned single-family, which would make it far more difficult to cut up houses into apartment buildings. The draft plan also bans new multi-family homes in most of the city’s residential areas and proposes single-family zoning for many of the city’s traditional two-family neighborhoods.
    Existing two-family homes would be allowed, but owners would be prohibited from adding more units.
    Small manufacturing companies would also be allowed in the neighborhood commercial corridors, and downtown businesses would be allowed to pave over almost all of their lots and construct taller buildings.
    But they would no longer be allowed to surround their buildings with parking. In fact, new rules would even limit the maximum number of spaces allowed at each new structure.
    The draft plans are now being reviewed by the Planning Commission, which may make a recommendation either in favor or against on Dec. 19. Then, the Schenectady City Council will hold a public hearing — likely in February — and vote in March.
