One purchases a house and learns where the septic tank A reasonably intelligent person would find out where the septic system is BEFORE purchasing a property -- not after the purchase.
With septic a property owner CAN UTILIZE ALL of one's property.  A septic system DOES limit what one can do with a property.  Especially, if it is a commercial property.  One can NOT put a parking lot or other permanent structure over the septic system.  Anyone who has even a smidgen of business sense would understand that businesses want to increase the gross revenue per square foot and, more importantly, the profit per square foot.  A septic system does neither of those things.  A public sewer system makes commercial and residential properties more desirable and more valuable.

The truth is that if Rotterdam had public sewer lines along the major commercial corridors that are nearest the Interstate exits - Hamburg Street, Curry Road, Fort Hunter Road, Duanesburg Road, Burdeck Street - than we would have had the kind of commercial development (retail, hotels, offices, etc.) that would bring in enough tax revenue to LOWER residential tax rates.  All of the towns closest to Interstate exits in the Capital Region EXCEPT FOR ROTTERDAM have profited/benefited (jobs, lower residential taxes) since the building of the Interstate Highway System in the 1960's and 1970's.  Rotterdam chose to stay stuck in the 1940's and 1950's by refusing to build the infrastructure and update the zoning and codes needed to encourage good commercial development.

Well DUH.   I NEVER said that a home buyer would wait until AFTER they have COMPLETED the purchase of a house to find out where the septic system is, did I?  Perhaps you can quote the words where I said that.   Any INTELLIGENT person would know that one finds out these things before one buys, and obviously you have never bought a house because anyone with intelligence knows that when one finds a house that one is interested in buying, one has a structural inspection, a termite inspection and a septic inspection BEFORE final decisions are made.  An intelligent person knows that a home buyer would of course know where the septic system is BEFORE buying if from nothing else than through the inspection.

Any intelligent person knows that one CAN utilize ALL of one's property when they have a septic system.  Would you care to explain WHY we are FULLY able to use 100% of our property even having a septic system?   Is there a law against playing tag in the yard on top of the septic system?   Well?   Is there a law against erecting a swing set on top of the septic system?   Is there are laws against putting a picnic table, a garden shed, a screen house on top of a septic system?   Perhaps you can cite the laws that prohibit such?

Sure depending on the size and use of a commercial property, a septic system might not be acceptable.  Obviously a parking lot couldn't be put up.  But someone who has a commercial business and sells picnic tables CAN utilize ALL the property even with a septic system because sample picnic tables CAN be set up on top of a septic system, unless of course you can provide evidence that some local, state, or federal law prohibits it.

I know we, personally, will never buy a property again that has septic.
did it done it...won't do it again.....to many restrictions on what you should or should not put on or by the septic tank.
not to mention....you'd be nuts to have a vegetable garden!!

as far as folks being able to opt out.....where do you begin?

No kids in school but you have to pay school taxes.
We pay taxes for road maint. on roads we may never even travel. (state, county, town)
We pay taxes for social security/medicare that we may never live to receive.
We pay a fee for disability that we may never use.
Businesses pay unemployment taxes even if their employees never used it.
We are forced to buy car/home insurance even if we never use it.
We pay taxes on Brush p/u even if you never use it.
.............and the list goes on.....................

agree or not.......it's the system we live in.........so it should go for a vote and the majority will win....for or against!

Public sewer systems are a good thing.  Nothing you can post will change my view on that.  I will continue to strongly advocate for expanding the town's sewer system throughout the town.

Heck we know people in the town with septic system in their back yard, yards maybe 2,000 st ft, and they STILL have room for a garden shed and NOT on top of the septic.  As well as a picnic table and a small patio.

We have a small vegetable garden, several of our neighbors do to even bigger.  Naturally it's not on top of the system.  But something clear on the otherside of the yard, no problem.

Hey McTROLL...put your 10x12 shed on top of the septic and then we'll talk about permanent fixture.  You have to get to the septic how are you going to move
that shed and it's contents? Machine sheds are considered PERMANENT FIXTURES! DUH!!

First, the nayboob troll said that he/she could put anything he/she wanted on top of the septic system.  When faced with the REALITY that he/she is wrong, he/she is now saying that they can put things "near" and "in the same yard."   DUH - everyone knows that ... knew that all along.  Proving that the nayboob-troll attack was just another red-herring and/or cry for attention.

The fact is that if a developer/business-owner is looking for a property to build on.  The developer/business-owner wants to get the highest revenue per square foot and the highest profit per square foot.  Since the developer/business-owner can't make revenue - and thus no profit - from square footage tied up in a septic system.  But a property that is on public sewers allows more of the total square footage to be utilized to generate revenue and profit.   It is ABUNDANTLY CLEAR that developers/business-owners prefer to purchase properties that have public sewers rather than septic systems.  

There really is no reason to continue this debate.
