Troy has lower taxes AND higher property values

Troy declares snow emergencies to PROPERLY clear streets of snow.  Schenectady does NOT.

Troy is now even cracking down on people illegally parked when street sweepers are coming through.  A little sand on a street is insignificant compared to piles of snow which can make streets impassable, and we all know that McTHIEF does not care about city streets being cleared of snow.

But it's amazing that in a city with lower taxes and higher property values with values increasing, can actually crack down on cars parked illegally when the streets are going to be cleaned of sand, grass clippings that may have blown into the streets, etc, but the city of Schenectady which pays  WAY FAR HIGHER taxes than Troy, actually paying THE HIGHEST TAXES AROUND, cannot do ANYTHING to insure that snow is pushed back to the curb during snowplowing; for all the taxes the people pay, the rich downtown political cronies have their areas taken care of a taxpayer expense even though they don't pay taxes, but the taxpayers in the neighborhoods can't get proper snow plowing done.

Bumble, don't throw in the "well pick up and move to Troy," that you might want to say.    Maybe you are rich enough that you can afford to lose tens of thousands of dollars, but most people can't afford to lose that.

I'm just trying to make a comparison between a city that has lower taxes AND yet can afford to crack down on cars just to facilitate sweeping a street in the summer vs a city that has the highest taxes around and yet won't do diddly squat to properly clear it's streets of snow--streets in the neighborhoods were the taxpayers live.


Optimists close their eyes and pretend problems are non existent.  
Better to have open eyes, see the truths, acknowledge the negatives, and
speak up for the people rather than the politicos and their rich cronies.

True, but if a family has the typical income of less than $40,000 (per census), how much can they afford to lose?    

If a family bought a house for $110,000 in the city Jan 1, 2000, with 10% down, do you have a clue how much they would still owe on their house today?   Realize that interest rates back through most of the 2000's were in excess of 6%.   Actually at the start of 2000 it was more like 7%.  But supposed they started at 6%, if they never refinanced, then on October 1, 2015 they would owe $69,059.85.   Let's say they refinanced to 4% on Oct 1, 2009, the amount they would be refinancing would be $85,960 and if they were 9 years into paying on the house, and thus mortgaged that payoff for 21 years, then on October 1, 2015 the payoff balance would be $65,992.45.

So if they could sell their house for $50,000, they would buy another house outside the city, they would have lost the $10,000 down payment, PLUS the other $16,000 that they still owe on the Schenectady house.

And imagine if they invested in their home, putting in a new kitchen, maybe roof, furnace, that would be a bigger loss.

I guess your outlook on life is you live to lose money.  Guess you can afford it.     Can a family with an income of less than $40,000 afford to throw away $25,000?

Should people be put in a position by city leaders to pay the highest taxes in the state, have the highest over-assessed houses in the state, and have city leaders taking their money to give to billionaire Galesi while the people's streets can't even get plowed?   People have the right to complain.  Other people have the right to inform the people of the city what is the truth about their city because the mayor is bragging that he has been the almighty savior of the city just because he raised taxes to give make fancy buildings downtown and them exempt their rich owners from paying taxes.  The mayor just does not tell the people that Galesi is a billion dollar company that could more than afford to pay itself to demolish the old DSS building, the mayor makes people think he (the mayor) is going a wonderful thing taking down that building.  

The mayor STILL has not come forth with the real story about the rental certificates and code inspections of those buildings across from city hall.  What's the big secret?  Of course it will NOT come out before Election day.



Bumble, do you have the financial ability to make a CHOICE to throw away $25,000 to move?  Obviously you have a generous bank account that throwing away almost 75% of a year's income is no big deal.

It's a matter of personal choice. Is the value of the depreciated sale balanced by other factors?
Is house ever going to appreciate enough to justify staying put? Is the tax advantage of the loss
a consideration to influence the decision. ETC, ETC.  Bottom line, if someone really wants to move, YES,
they will take the loss and move on.

The choice my family made to buy a house in Schenectady was the worse choice we ever made. We were stupid enough to believe what we were being told about Schenectady's revitalization, when we moved back into the area after having been gone for almost a decade. We are in the predicament that MC1 is talking about (although our starting numbers where different). The point being, we are essentially underwater on our mortgage because of the depreciation of the housing market in Schenectady. We did not buy during the real estate bubble either, so it wasn't as though we bought for a ridiculous amount. Our taxes are now more than our mortgage. We will still eventually cut our loses  and leave, but please don't  make it seem like losing $10,000-20,000 is some easy peasy decision that isn't trapping people here for longer than they want. The city's death is a result of those who have been running it. Not just this administration; but a series of stupid decisions over many, many administrations.

So why are home sales generally neutral to up in other localities, as well as average selling prices...  And only in Schenectady are both down, consistently?

Parent and JB and the rest of you that have only been here 20 to 30 years. I am sorry but you just weren't paying attention because by then 25 thousand of the 35 thousand people had evaporated and took their BILLION DOLLARS PER YEAR with them.

Schenectady had an infrastructure buiilt with those dollars to support those people - not troy Amsterdam or where ever else you want to compare Schenectady to

GE was strong and beautiful
Now it is old and walks with a limp, just like many people- but we try and hold on to whatever we have how ever we can and everyone has a different idea on how to do that

Sure leadership has something to do with it but it is like changing the captain of an ocean line every couple of hours. Ships turn , stop or change direction verrry slowly.

We gave away family property in the early nineties- what a deal for those people ? Not ! but we had a hundred years here by then and my grandfather. great aunts business and property's were already GONE    You and Jack just looked at the asphalt that remained and thought  what a nice place to park '

who cares?

Schenectady is, what Schenectady is for many reasons....#1 is the exit of GE.

Industrialized cities are in the same situation.

there's clearly enough blame to go around....but it's all water over the dam now.

YOU DO HAVE A CHOICE....but it depends on what your priorities are.

Do you want to live where there is less crime?

Do you want your children to attend a better school?

Do  you want you and your children to be safe?

Do you want A JOB?

Do you want to receive services that are reflective of your taxes?...blah blah blah...

....OR....do you want to continually bit@h and moan about how victimized you are because of 'the man'?

Folks are so hell bent on the idea of losing money when they sell or walk away from their Schenectady home...when in fact you are losing $$$ every single time  you pay your taxes!! You'se have probably thrown away 10's of thousands on taxes with no return on investment! DUH!

There's a casino movin' in folks....taxes WILL go up....crime will increase....NO MATTER WHO SITS IN CITY HALL!!

So yes everyone does have a choice.....and ya don't have to be rich.....just smart....it's all in the priorities you set for yourself and your family.
