The information was imported into a spreadsheet and here are the results. See all the red color! The red numbers are the amount of REDUCTION to the "renaissance" city's tax base.
But notice the INCREASE in numbers of tax exempt properties. Is the city adding schools, adding hospitals, adding churches, adding charities? I don't think so, but the city is adding lots of exempt properties owned by their rich political cronies and adding lots of tax foreclosures via seizure (because people CANNOT afford to pay the taxes of the rich downtown). But even the exempt properties are FALLING in value.
So notice that the total assessed value IS FALLING BIG TIME, yet again. And more importantly, the TAXABLE value continues to fall.
And now, remember the words direct from the BIG (in more ways than one) cheerleader. When is the fairy tale book going to be published?
Metroplex isn't a gamble -- it is a solid investment. It has paid tremendously positive dividend to the City-County of Schenectady under its capable leadership during the past decade.
Based on the results, the only conclusion that a reasonable person can draw is that the voters in the city recognize that Mayor McCarthy and the City Council ARE leading the city in the right direction.
I believe that this movie will usher in a new era for Schenectady and people will see it truly is the Miracle on the Mohawk that Mrs. Savage and others have created. KUDOS to our wonderful Mayor and to-die-for City Council!

in 7 short years the Democrats the Democrats have DROPPED TAX RATES TO THE LOWEST POINT SINCE THE 1950's and 2011 the entire county is in an economic Renaissance -- including Downtown.
County property tax rates are lower today -- than they were in 1970.
Further -- my statements are FACTUAL --- it is a FACT that county property tax rate were HIGHER in 1970 than they are now.

I actually met someone who is under the impression that his high assessment is a good thing, because then when he goes to sell it he can ask for a higher price. I know that this stuff is complicated, but geez!

Unless residents of Rott, Nisky, Duans, Glen are absentee landlords, they do not pay city taxes. This is the city tax base taking such a bit hit. Then remember, that the "market values" shown on the CITY assessment roll are also higher than they really are. In other words, if the city roll shows an assessment value of $121,000, the roll will show the market value of the property as $100,000. But the truth is that the REAL market value is probably only about $80,000.
Rotterdam's taxable value is up by just over $15 million Glenville's taxable value is up by just under $15 million Nisky doesn't have their 2014 assessment roll available, so a comparison cannot be made.
Now you might want to say the "bulk" is for school taxes. However, in Schenectady city, the city tax bill will be the highest portion of the three (city, county, school). A one-family house on a narrow lot of between 25 to 50 feet width, and 1.5 bathrooms and assessed for $150,000 (even on only really worth $100,000) will pay about $2,835 in their city portion of the bill and only $2,725 in the school bill. Actually the $2,835 is likely higher because the water and sewer fees are higher than back in 2011, but the McCarthy will not publish the breakdown of those two bills.
Now the other "bulk" you could be talking about is bloated salaries and benefits.
