Those stats are for median sales, homes that DID sell.  I bet MC1 has/will provide a bleaker outlook for all the homes that can't sell, at any price.  That would be the significant stat, not the ones that could/did sell.

Here's a link to sales in Schenectady as a city, compared to other local cities.   And of course, Schenectady city is failing in both number of sales AND sale prices.

Then one only need look and the real estate listings in the city to find the falling asking price and how long they've sat unsold.   So many in every neighborhood, empty houses, people continue to flee the city in droves.





Optimists close their eyes and pretend problems are non existent.  
Better to have open eyes, see the truths, acknowledge the negatives, and
speak up for the people rather than the politicos and their rich cronies.

You are correct, these results are for the best of the homes offered that did sell.

The average median price fell over $11,000 on the sale of the best Schenectady has to offer.

There is no reason to believe that it is not a downhill free-fall with no end in sight.

And of course, that report is the county, which the falling prices are offset in part by Nisky and Glenville which aren't hit as hard.

The city of Schenectady sales are far worse.   But the other cities, towns, etc in the capital region are overall seeing increase in both numbers of sales AND sale prices.


Notice how the cheerleaders for downtown and the dems conveniently avoid ever commenting on the truths about the city when evidence is put in front of them.   It's these attitidues of people closing their eyes and covering their ears to avoid seeing and hearing the truths, they are the ones that are doing more to bring down the city.  All the cheering they do for wild spending on downtown results in taxes on the homeowners increasing which causes more tax foreclosures which causes more increase in taxes because the city has to take care of these houses, and more taxes brings more foreclosure, reductions in essential city services and fewer and fewer people want to buy a house IN the city.   Of course, those who cheer for the dems and downtown, it's is noticed that they REFUSE to live IN the city either by renting or by buying.   Hypocrites.
