105 upscale apartments and about 10,000 feet of retail space being planned for the Olender-Robinson site.

Downtown Schenectady needs GOOD, NEW residential units.  This is part of a plan that has worked in urban centers around the country.   Bring people BACK to living in the urban center.  

Hats off to Metroplex -- looking forward to the next RENAISSANCE Good News.

I don't share your dim view of urban centers.  The human creation of the city was an important step in the rise of civilization.

The government does NOT have to feed, house, transport, etc. people who live in the urban center.  Food and consumer goods is brought in by entrepreneurs to sell to the city dwellers.  Other entrepreneurs build and sell or rent homes for people to live in.  For most of human history, people could WALK around cities.  
Providing a water supply and garbage removal have become necessities wherever people live.

It is too bad that you have such a negative view on everything.  It seems to me you must live a rather miserable existence.  Try eating some ice cream -- you'll learn to smile and be more positive.

Oh, but the government DOES to "feed" the downtown millionaire and billionaire property owners at the expense of financially struggling homeowners, right?????

Yes, a billionaire buys the old DSS building, but the homeowner taxpayers with incomes of $40,000 or less are supposed to pay to demolish his building, right?????   Right DV??????    You won't address this, huh???????

Oh, and the financially struggling homeowners have to pay the property taxes of millionaires and even worse the TAX DEADBEATS like Marcella who rakes in $14 MILLION a year.    Right???????     Oh, you won't address this, will you.

Nope, won't address the FACTS for which EVIDENCE proves the city DEMS are STEALING from the homeowners. And YOU, who is NOT a taxpayer, just prance around shaking those pom poms cheering for the wild uncontrolled and UNNECESSARY spending of the taxpayers' money, and you REFUSE to state one thing that the homeowners get in return

no, I'm fine thanks for your internet concern ....urban centers are where humans went for a 'better life' off the farm
to have 'nice things' etc etc and cities were used a strongholds to prevent an area being taken over by another
country/entity etc.....people were wooed into moving into the cities where 'the king' would frequent and promised
all kinds of crap but only if they supported 'the king' and accept all declarations and edicts of the the king.....
cities also block entrepreneurs from doing business.
if there are no jobs one is at the whim of the government/king and where their next meal is coming from
where they will live
how they will heat their space
etc etc.....

The government does NOT have to feed, house, transport, etc. people who live in the suburbs or rural areas.   Food and consumer goods is are brought in by entrepreneurs (NOT paid for by taxpayers like downtown is) to shopping centers and malls in locations where all people--city dwellers, suburban, rural, old and young, can go to shop.   Other entrepreneurs build and sell houses in the suburbs and rural areas for people to buy with their OWN money that they worked for (in the city, the taxes are so high funding downtown that the vast majority of city homebuyers MUST rely on government handouts, ie..g, handouts for down payments, then government backed mortgages).  And some entrepreneurs build apartment complexes in the suburbs because people prefer to be out of the city (if it's Schenectady anyway).

For moist of history people could walk around cities?   Yeah, let's see YOU walk from downtown up to the Nisky town line.   Or from the city line in Bellevue all the way out to the Nisky line in upper Union St area or northside!   Today, in the highest taxed city in the area (and almost the highest taxed in the state, NO ONE walks around in the city).  IF there is a corner store, people do NOT want to walk to it, one takes one's life in their hands walking.   But in the suburbs, one almost always can walk (we do two to three miles almost every day of walking.

Water supply CAN be met by a well.   Garbage pick ups is NOT something that MUST be provided by government, many communities have private pick up at lower cost, no stupid rotating schedule, everything is clean and neat, no heaping piles of trash sitting out on the wrong day, and 52 weeks of pick up every year.

This is another example of a private investors putting up the MAJORITY of the money, getting some incentives from public entitites (like Metroplex) and doing a project that revitalizes a vacant building(s) and/or vacant lot(s) --- increasing the property value, putting it to good use, creating jobs and bringing people back into the urban core.  The best part is that this project recognizes that we (the taxpayers of the City-County of Schenectady) need more people (middle and upper income) living in the urban core,  By bringing more people to live downtown that creates demand/market for commercial/retail which will lure investors to open up shop in downtown and the surrounding neighborhoods.

I am looking forward to seeing the specific plans for this building.  One challenge is that this development will need to have attractive facades facing BOTH lower State Street and Erie Blvd.  Right now, all one sees (of the buildings on lower State) from Erie Boulevard (the newly renovated section) are the "back ends" of the building.  Hopefully, some thought will be given to making this new development attractive and inviting from both the elevation facing State Street and the elevation facing (or seen from) Erie Boulevard.

WRONG!!!!!!!!!!!!

Getting some "forced" incentives from pockets of the TAXPAYERS!!!!!! !!!!!!!!!!!   Where in the hell do you think these so called public entitles get their money from??????    A money tree?

Then the homeowners have to pay the property and school taxes of these properties!!!!!!!  


Tell us dV, how are these project helping the homeowners and their neighborhoods.  What are the taxpayers and their neighborhoods getting as a return on the FORCED investment of the taxpayers money.

The city does NOT need ANY MORE rental units.   The city has HUNDREDS of magnificent, well built houses up for sale.   But the taxes are way too high.   If no one will pay say $1,200 a month in mortage and taxes to have an asset, who would EVER "throw money away, ie.. give money to a landlord while never gaining an asset, never having equity, for a little apartment with no back yard for their kids to play, and probably having to share washers and dryers, etc      People are NOT choosing to come into the city to rent as it is now, and you think apartments will get rented?   Beautiful houses, heck look at Carl Erickson's house, nice house, yard parking, and NO ONE is willing to rent.

But the thing is, NO ONE wants to buy a house in order to pay their own taxes PLUS the taxes of buildings downtown, largely owned by millionaires.  In addition to people not wanting to buy a house IN the city because people do NOT want to pay taxes of downtown political crony millionaires the high taxes care causing home values to fall and people lose money, get underwater on their mortgage, etc.   But I guess you don't want to address thes FACTS for which I have provided oodles of EVIDENCE.

There is no evidence whatsoever that downtown apartments will fill up fast and that it will help the homeowners.

I am sure that they will provide parking within the project.  

The Great News -- One of the most important things to think consider is that those 105 or more cars will represent 105 "spending units" -- spending money for food, clothing, goods and services IN the City-County of Schenectady.

incentives....that's a funny word....where I work they use incentives for people to be on time for an entire pay period...your
paycheck is your incentive and should included in your raise that's given for good work and punctuality....
everything seems to be run like a casino now.....

politicians
jobs
businesses
etc etc.....

running things like that always gives someone and upper hand over you

Nope....folks would just like to see that ALL of the METROPLEX/GILLEN funded buildings/businesses pay their taxes based on the FULL, REAL ASSESSMENT of their property. These METROPLEX/GILLEN projects already get the sales tax revenue/incentives. If they paid their fair share...100% taxation, it would lower the taxes for the already struggling homeowner.

That is exactly what businesses are suppose to do. And since that is not happening....METROPLEX/GILLEN has failed...so far!

Not all folks share your view.  Most would rather that the vacant buildings and vacant lots be redeveloped --- and this is the key part which you fail to realize --- so that they will INCREASE in value and will ADD value to the property tax base.   Your shortsighted view would prefer to see the properties remain undeveloped and UNDERVALUED paying full tax on a LOWER value ... and over the years deteriorating and LOSING value.

Your approach is a LOSE-LOSE.   The Metroplex approach is a WIN-WIN.
