As for my comment about fairness -    we need to have an updated comp plan, zoning map and zoning laws to be fair to BOTH residents and developers.    Fair to the residents so that they know what to expect while they live in a property and what they can reasonably do with their property, etc    Fair to  developers so that they have some reasonable way of knowing that  -- "ok, this where XYZ type of development is wanted" and "this is where XYZ type of development is NOT wanted".

So in the meantime we rely on the planning comission and town board to decide fairness?  Guess your vote to rezone 3 houses on lawndale from residental to buisness was fair?  A vote to rezone in my view is a vote to protect big buisness but not the homeowners, which is not fair.

I have said all that I will say about the vote on the CVS proposal -- except to add that YES  .. I believe it was fair.

As for your first question - the answer is YES .. that is the role of the planning commission and the town board .. if you want more clarity and less likelihood that a future commission and board will have to make a judgemnt call on a zoning change -- than demand that the comp plan, zoning map and zoning laws be updated NOW and that provisions be put in place for periodic (every 10 year or so) updating of the plan.

The issue of a comp plan was brought up 5 years ago and nothing has been done yet, I don't think that the developers like the idea.

START BUILDING AT THE WEST END OF THIS TOWN....ACCESS WOULD BE FOR ALL OUTSIDE OUR OWN AREA...

USE YOUR HEADS PLANNING COMM....USE YOUR HEADS......IT IS SO CONGESTED THAT NEW LIFE NEEDS TO BE BROUGHT

TO ANOTHER PART OF ROTTERDAM.......COME ON....USE YOUR HEADS......

BUSINESS IS NEEDED AT THAT END OF TOWN......THERE'S A LOT OF SPACE......SPREAD THE WEALTH...SO TO SPEAK....

MAKE IS EASIER FOR WEST END AND TO BE FAIR...LET THE EAST AREA DRIVE A BIT FURTHER THEN......

JUST SAYIN'

when you move to the country it's because youre avoiding the city slop.....so making it fair doesn't mean anything.....however, to develop to just develop like it has been for the past 2 generations is pathetic and very short sighted,,,hence
the freakin' mess we have now.....NO FUTURE OUTLOOK.....

the WEST likes it that way....but it is expensive to live AWAY from the city crap......

the developers and the town have F'D up the east side..........thanks morons

The commission made several stipulations including a traffic light,
additional landscaping and ways to reduce noise, he said.

"In the end, we felt it was a project that could be developed," he
said. "The developer has rights to use his property."

Rotterdam was a great place to live....back in the day! It was like a quaint little hamlet if you will. It still is home to some very nice folks. Development and corruption is the problem and has been for decades. There has never been a clear vision for the town. Developments appear to just drop out of the sky and land 'where ever'. The mix of residential, mfh and commercial is reminiscent of a patch work quilt.

For example.....does rotterdam really need 2 big box CVS's, 1 big box Rite aid, big box markets and big box stores(walmart) that all fill prescriptions? Of course not! And there are many other duplicate/triplicate businesses in rotterdam.

A responsible comp plan would have a 'distance restriction' on duplicate businesses/services. A responsible comp plan would make provisions for securing a quality of life for the residents. That is not the case for rotterdam.

Of course this is just the tip of the iceberg....but at least it would be a start. There isn't much left to be developed in rotterdam......they should plan 'very very' wisely.

That's what they should Change the Signs to say as you enter town.

Hopefully CVS got the message and will present a proposal more fitting for that area.

Picked up a copy of the plan this morning only difference from the old one is that Lawndale is a deadend street and the entrance to the CVS is from guilderland ave now as opposed to Lawndale.
