Apartment buildings planned on Feuz Rd.

    New development could be in store for Feuz Road in the near future.
    Members of the Rotterdam Planning Commission are expected to hear a proposal for a cluster of apartment buildings along the sparsely developed street off bustling Route 7. Frank Gallucci is proposing to build five structures with a total of 18 units on a 6.3 acres east of Feuz Road.
    The vacant property is zoned for agricultural use and would need to be changed to accommodate multifamily residential development. Town Board members forwarded the zone change application to the commission for a recommendation during their meeting Wednesday, but did not discuss the project.
    Town Planner Peter Comenzo said Gallucci had once planned a group of five single-family homes on the property several years ago, but never completed the application process. He said few detail are available about the new proposal.
    “We haven’t seen it yet,” Town Planner Peter Comenzo said.
    The apartment complex is proposed on land immediately east of where McLane Foodservice had once hoped to build a 168,000-square-foot distribution center on 27 acres straddling the border of Rotterdam and Princetown. The company abandoned the project while nearing the end of the approval process in 2008, citing overall delays and the downturn of the economy.
    Residents living near the proposed warehouse rejoiced at the project’s demise, having bitterly fought the warehouse for more than two years. Meanwhile, project developers Bob Iovinella and Timothy Larned continued with the planning process until receiving all the necessary approvals from both towns.
    These approvals are set to expire in August 2013 and the developers would need to bring in a project nearly identical to what was proposed by McLane. And now they may be in luck.
    Officials from McLane recently indicated the company may soon be in the market for a distribution site to replace a leased facility in New Jersey and are now exploring their options. Iovinella contacted the company again last month to inform them the property off Fuez Road could still be developed and has all the necessary approvals.
    McLane officials could not be reached for comment.

Have to see the actual proposal - but I am open to the new project.

I supported the idea of Mclanes. It's a good company. However, I don't live in that area so it wouldn't effect me one way or the other. But if I remember correctly, it wasn't rotterdam who opposed it last time.....it was Princetown.

It's funny that you would say that...'cause the residents of CW Estates and ElDorado
wanted Princetown to annex their neighborhood!

yes....they have 'special housing' and rightly so.....they work for it.....they may not be warehouse workers in those 'special
neighborhoods' and they have certain tastes.....they shop in Albany and Saratoga .and THAT is why there should be sewers on Hamburg and anywhere else Rotterdam needs them to grow......the only reason it didn't happen last time is because the developers couldnt figure
out a way to stuff their mattresses......I dont want 'Beechnut Sewers'......GOT IT!!!!! if there is a warehouse the state will want
to charge the access via I88 tolls.....something NOT business friendly.......but maybe there are Beechnut Sewers????

many single family housing units, a few professional development buildings and one retail property

clutch in, gear shifter in reverse, beep, beep, beep
i currently dont see any warehouses in the 1/2 mile radius in rotterdam

and just just how many people per sq ft does a warehouse employee,  more people working means more people spending,  more people spending means more sales tax revenue,  and sales tax revenue supports what???

        Assuming McLanes reconsiders and does occupy the mined pit area, the noise from 24 hr., 7days a week HDDV truck traffic will pretty much make these rentals uninhabitable.  This will force the landlord to lower rents just to occupy the buildings.  Generally, lower rents have the potential to bring "social problems" to an established neighborhood.  As usual, poor/no planning on behalf of the Town to not forsee this.  The MFRH is probably preferable to the residents, that is until they figure the above scenario out!

That entire strip of rt 7 from I88 east should be high end retail outlets. Just like Lake George!!!

Perhaps that could be a good use in the future, the economy is to unstable to support that bold of an initiative.  The Amended Comp Plan (2004) calls for only the north side of Rte. 7 for development.  Because of Schalmont and existing residential, it did not call for heavy development on the south side.  This is one of the few conclusions that seem to really make sense.
