make it a destination for people traveling the NYS Canal System .. etc.  Maybe even a supermarket.

We dont want to have to pay for that water tank....very few residents paying a very large bill !!!!

This comment shows someone with a true ( vision ) understanding of the area...

I don't believe anyone has ever discouraged small businesses or market chains to set up business in the jct. The area marketed must show that it can sustain a business first. Perhaps the jct area wouldn't be able to sustain certain new businesses presently.

Bringing a business into an either underpopulated or unsustainable area, generally brings with it higher prices and the risk of possible closure.

Eg. The Hannaford in Duanesburg.....prices are basically higher than in other Hannafords that are in higher populated areas. It's a convenience those residents are paying more for.

Your comment shows you don't understand that people in Carmen and Coldbrook don't pay for costs in YOUR water district. Nor do people in the Junction pay for the sewers on Altamont Ave, or the streetlights in Highbridge. You have a distinct entity which is incorporated under NYS law called a water district. Some water districts are considerably larger and some smaller. Apparently, you just don't understand that, and neither did many other people that enjoy living in the junction. There are several water, sewer, fire, and lighting districts (and even ambulance sometimes)in every town and county. It would be REALLY NICE if there was only one and it could be amortized over the whole town but that isnt the casel. What don't you get about that?

Now if you have 500 more users in that district then the cost per user would lower. But there is a distaste for development there too. How hard is this to comprehend? That is why it is so frustrating to have a conversation with people who are not even informed of the basic ground rules before they open their mouths. I have developed land in another town outside this county and the same stuff goes there. This is not a plot by the uptowners against the "red-headed stepchildren of Rotterdam Junction" as I was told by a resident there to stick them with a bill.

YOUR water tower in YOUR district needs to be fixed, YOUR WATER DISTRICT PAYS FOR IT. If you got taxes for new pipes in Coldbrook there would be holy hell to pay, and you know it.

Now, is there a way to consolidate the entire town's water districts into one so as to amortize the costs over a larger field? THAT is worth exploring but my instinct tells me it would practically be a miracle if under the regulatory environemnt in this lousy state it would even be possible

still.... it would be best if Griesemer would stop looking for leaks at town hall to save his hide

and

get that very expensive glass bottle in a steel enclosure properly programed to hold enough water to supply the needed pressure

I would not want to be paying for something that expensive that does not preform as advertised

My understanding is that there are a few "roadblocks" to commercial/retail
development in the JCT ..  the big one is the proximity of the 5S corridor to the
"sensitive" area around the town's water well heads.  I hope to have more clarification
of the matter at the next meeting -- but from the last meeting .. the impression that
I got is that it would be next to impossible to build ANYTHING new along the stretch
between Route 103 and SI because of the proximity to the water well heads.  The most
sensitive are being the area closest to the Knotty Pine and firehouse.  
My questions are whether these "roadblocks" are the result of federal, state, or local
laws/ordinances meant to protect the well heads, and if it is at all possible to remove
the "roadblocks" for reasonable, environmentally safe development such as small
shops and eateries.  
There is also the issue of proximity to the "flood plain".

There is a very large recharge area around the sensitive aquifer zones that also have restrictions due to possible contamination of the aquifer.
